Supervisor of Maintenance

TITLE:                  SUPERVISOR OF MAINTENANCE

 

PRIMARY FUNCTION:                        To maintain school plants and grounds and all other school board buildings and                                                                                                                              property in a condition of operational excellence so that full educational use of them                                                                                                                     may be made at all times.

 

QUALIFICATIONS:                  1.  Possess the skills necessary for planning, budgeting and implementing a program of building maintenance throughout the                                                          school division.

                                                 2.  Demonstrated both leadership and teamwork abilities in previous work experience.

                                                 3.  Possess enough combined training and experience in specialties of heating,  air conditioning, electrical and plumbing repair                                                     and general carpentry to provide knowledgeable supervision of employees in these specialists.

                                                 4.  A combination of experience of ten years or more in the following work:

                                                     a.  work as a building contractor or subcontractor

                                                     b.  formal training in HVAC and electrical work

                                                     c.  work as a plumber or plumber’s helper

                                                     d.  work experience in the installation and repair of HVAC and/or major                                                                                                                                                appliances

                                                     e.  work as a general maintenance employee in industry or for a school division

 

REPORTS TO:                        Director of Operations

 

PERFORMANCE

RESPONSIBILITIES:               1.  To examine buildings on a regular basis for needed repairs and maintenance.

                                                 2.  To establish and recommend priorities on repair projects.

                                                 3.  To estimate cost of repair projects in terms of labor, materials and overhead and order materials as needed.

                                                 4.  To assign and supervise crews for maintenance work.

                                                 5.  To inspect completed work, assist crew members and provide ongoing training and consultation for lead men and other                                                             personnel as necessary.

                                                 6.  Develops and maintains a system for dealing with emergency repair problems with efficiency.

                                                 7.  To develop and supervise a preventive maintenance program. 

                                                 8.  To authorize purchases of supplies and equipment and assist in the development of the annual budget for maintenance of                                                        buildings and grounds.

                                                 9.  To take responsibility for the recruitment, training, and the supervision of all maintenance personnel and make                                                                              recommendations on their employment, transfer, promotion and release.

                                                 10. To consult with school principals on specific maintenance problems and physical plant needs.

                                                 11.  To advise on the hiring of contractors to perform necessary maintenance or repair service.

                                                 12.  To attend appropriate meetings and conferences and strive to keep technical skills up to date.

                                                 13.  To prepare and authorize payroll reports monthly.

                                                  14.  To maintain blueprints, drawings and plans necessary for maintenance operations.

                                                 15.  To consult with Architects and Engineers to establish cost estimates for projects.

                                                 16.  To organize and implement emergency response to power failures, water damage or natural events in a quick and                                                                        organized manner.

 

 TERMS OF

EMPLOYMENT:                       Twelve month year.  Salary and conditions to be established by the School Board.

  

EVALUATION:                         Performance of this job will be evaluated annually in accordance with the School Board’s policy and administrative regulations                                                    on evaluation of supervisory personnel.
