Marshalls Mall is also known as the Portsmouth Plaza or Kmart Plaza. This shopping center opened in 1978 and was anchored by Kmart. It also featured a Market Basket and a very small indoor mall section. Overall, the property looked more like a plaza than a mall. The small enclosed section had two or three stores and a pizza place and Marshalls' entrance. 

Eventually, Kmart's Penske Auto center and pharmacy were closed. Kmart always looked bit outdated even if it went through a small renovation when the Big Kmart concept was introduced. That was when the old Lunch Counter became a new electronics department.

A Wendy's restaurant opened in 1995 in a corner of the large parking lot. Brooks Pharmacy relocated from the Southgate Plaza when the chain acquired Osco Drug. In 2007, Rite Aid acquired Brooks and in 2009, Rite Aid closed when a new free-standing location was opened across the street. Petco opened in the former Rite Aid. The center still looks old and the parking lot is never full near Kmart. However, it’s located is in a prime location at the at a busy intersection on Woodbury avenue. 

Eventually, Marshalls renovated and expanded its store into the former mall corridor. Daddy's Junky Music store has closed in 2011 when the company went out of business. Sleepy's moved in that space after relocating from the nearby Durgin Square like Petco did.  

Kmart announced that the Portsmouth store would close in August 2013. Rumors were that Market Basket would move into the larger Kmart space like it happened in Londonderry and Nashua. Spirit Halloween temporarily occupied the Kmart space in the fall of 2016. Early in 2018, it was announced that Burlington Coat Factory would open in part the former Kmart. The store opened on September 28, 2018.
