Route 33, Greenland NH

The developer of the Maine Crossing in South Portland launched a similar project in Greenland, NH, near Portsmouth. The proposed retailers were Target, Lowe’s and a supermarket. Packard Development proposed building a 357,000-square-foot shopping center on 56 acres of land where the old Osram Sylvania plant was located.

The project has been proposed in 2002, and for several years it had been under review and under appeal and plagued by lawsuits. The lawsuits began shortly after the project was brought to the town, when abutters brought a case trying to stop the plan. It went from Superior Court to the Supreme Court and back to Superior Court. Appeal after appeal has been filed, tying up the project indefinitely. 

In 2006, probably tired of waiting for their opportunity to ented the Portsmouth market, Target opened a store in Somersworth, about ten miles away from the Newington shopping district.

Five years and numerous lawsuits later, the proposed center on Route 33 was finally showing signs of life. In October 2007, Packard finally had all the required town and state approvals and permits. Packard Development demolished the vacant Osram-Sylvania plant and began construction. The shopping center opened in 2008. As of 2024, only Target and Lowe's are tenants. There is still a vacant lot to the right of the Target store. It was meant to be for a future Stop & Shop supermarket but the chain has walked out of Maine and New Hampshire.

The new shopping center was expected to be open in the spring or summer of 2009. Target opened in July and Lowe’s will open in December 2009. A vacant lot remains A vacant lot remains available on the right of the Target store. It was originally planned for a future Stop & Shop supermarket. Stop & Shop pulled out of Maine and NH in 2013 by closing all 7 stores so it's pretty clear that they will never open in Greenland.
