MINUTES OF THE MARCH 12, 2024 MEETING OF THE

BROOKRIDGE CONDOMINIUM AND HOMEOWNERS ASSOCIATION

  The March 12, 2024 meeting of the Brookridge Condominium and Homeowners' Board
of Managers/Directors was held at Ann Gittelman’s house. Present at the meeting were:
Paul Spindel, President; Monica Teuscher, Vice President; Leslie Molinoff, Secretary;
Paul Roberts, Treasurer; and Ann Gittelman, Member at Large - all of whom are
Managers/Directors constituting a quorum.
Also present at the meeting was Tom Pallman, Property Manager.
   
Paul Spindel acted as Chair of the meeting and Leslie took the minutes.
 
CALL TO ORDER AT 5:30 PM.
 
Treasurer’s Report: Cash balances as of 2/29/2024:

TENNIS/PICKLE BALL COURT: Remember, court time is limited to an hour and
reservations are needed if you wish to reserve time in advance.

 

POOL: The pool will open on or about May 1 st . Repairs to the pool deck will be made
in mid-April.

 

EXTERIOR UNIT PAINT TOUCH-UP: A paint touch-up will be taking place in June
after management does a walk-around inspection with Certa Pro. Details to follow as we
get closer.

 

LANDSCAPING: New trees will be planted this Spring for screening along the lower
end of the Quaker Ridge/Brookridge property line and along the Pinebrook Blvd. North
Exit Ramp.

NEW PROJECTS:
Paper Shredder
If the community sees the benefit, the Board will hire a commercial paper shredder to be
brought onto the premises on a Saturday in May to aid in Spring cleaning. Please reply
to this email with your reactions to this idea.
New Garden:
Fellow resident and horticulturalist, Ned Greenberg, has been working on the design
and implementation requirements for a 30 x 30 foot Brookridge Native Plant Meadow,
installation of which will begin this Spring south of the tennis/pickle ball court along the
Brookridge property line. Please see the photo of a sample Native Meadow below.
The Board wishes to thank Ned for his expertise and work on this project and hope that

he will continue to be involved throughout the process.


The benefits of the meadow will be many-fold, including:

 

1. 4 seasons of aesthetic beauty and interest, attracting songbirds and providing

insects for wildlife;
2. reduced water runoff which causes flooding;
3. drought tolerance with no need for additional irrigation;
4. low maintenance - cutting will be required only twice a year and we will be
reducing current water usage – all of which will lower our gardening expenses.

 

Discussion about this project will take place at our annual meeting this June (the date,

time and location of which will be determined and announced to the community shortly).

 

REMINDERS:

Parking:
There is NO PARKING along the upper and lower circles, either along the edge of the
circle or in front of a residence, or driveway. This is mandated by the City so garbage
trucks, fire trucks, ambulances and other over-sized City vehicles can get through.

Additionally, vendor and guest vehicles parked in the circles block homeowners from
exiting their driveways safely and can cause accidents, one of which occurred recently.
A visitor’s car was parked on the edge of the circle opposite a driveway and the unit
owner backed out and hit the visitor’s car. Residents must advise all their visitors
and vendors to park in our guest parking spots, and not elsewhere. If violations of
this rule continue, offending vehicles with be stickered.

 

Work Undertaken by Ron Vitti:

Any work done for an individual homeowner by Ron Vitti and/or his crew is the financial
responsibility of the homeowner, unless otherwise mutually PRE-APPROVED by the
Board, the homeowner and Mr. Vitti. If there is any ambiguity about this, please contact
our property manager, Tom Pallman BEFORE any work commences.
The next Board meeting will be held on May 14 th .
 
There being no further business before the Board, upon motion made and duly
seconded, the meeting was adjourned at 6:50 P.M.
