BROOKRIDGE CONDOMINIUM AND HOMEOWNERS' ASSOCIATION

The September 17, 2024 meeting of the Brookridge Condominium and Homeowners' Board of Managers/Directors was held at Monica Teuscher’s house. Present at the meeting were: Paul Spindel, President; Monica Teuscher, Vice President; Leslie Molinoff, Secretary; Paul Roberts, Treasurer; and Ann Gittelman, Member at Large - all of whom are Managers/Directors constituting a quorum.
Also present at the meeting was Tom Pallman, Property Manager.
Paul Spindel acted as Chair of the meeting and Leslie took the minutes.
CALL TO ORDER AT 5:50 PM.

POOL:
The end of pool season party was a great success with great weather, lively conversation, what looked like record-setting attendance, continuously flowing wine and an abundance of munchies. Thanks to all who helped put it all together.
The pool is scheduled to close in the middle of October.
We thank the “friends of the pool” who helped with the water testing program throughout the summer. We passed the County inspection without a comment. You saved the community thousands of dollars and ensured a safe and clean environment for all to enjoy.
LANDSCAPING: As previously reported, trimming of common area trees will take place once the leaves have dropped this Fall and will continue into the Winter.
STREET LIGHTS: The street lights all now have LED bulbs which provide much more and brighter light than solar and are not contingent upon the weather. The Board is looking into replacing the street light caps and refreshing the paint.
ADDITIONAL COMMON AREA PROJECTS: Ron Vitti’s crew has completed cleaning the drainage pipes and ditches behind Units 1-47. Additional cleaning of common area drainage ditches is projected to take place behind other units, as needed. This project has been undertaken to mitigate flooding but is NOT a solution for water in basements which usually requires the installation of sump pumps and cleaning of the drainage lines from the sump pump out. Installation and maintenance of sump pumps and their draining lines, as well as the installation of other flood mitigation solutions such as French drains and dry wells are the responsibility of the individual homeowner.
Gutters are cleaned by the Vitti crew after the Fall leaves have dropped. Cleaning of downspouts/leaders is the responsibility of the individual homeowner.
SOLAR PANEL PARTIAL ALTERNATIVE:
Sustainable Westchester, a county sponsored not-for-profit organization, headed by Noam Bramson, our former Mayor, is offering discounted Con Ed electricity to New Rochelle homeowners. Although the discount is small, it is another way to move to cleaner energy without having to install solar panels on your roof. Ther is no cost to people signing up for their program. IMPORTANT HOME MAINTENANCE TIP:
Our new neighbor, Tom Silver, Unit #16, suggested we advise our neighbors that wherever wood siding on our units touches the ground, there is the possibility of termite infestation, which he has encountered. It is advisable to have an exterminator check periodically to avoid termite damage.
NEW POLICY BEING CONSIDERED:
The Board has begun discussing the adoption of a policy to be added to our rules and regulations, or potentially, to the by-laws, regarding short-term Unit rentals. Before taking the discussion further, we would like the community to weigh in. Please send your thoughts to the Brookridge email account. We will review your comments, suggestions and opinions at our next board meeting on November 12th.

The next Board meeting will be held at Paul Spindel’s house on November 12th at 5:45P.M.
There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 6:45P.M.
