MINUTES OF A MEETING
THE BOARD OF DIRECTORS
OF
BROOKRIDGE HOMEOWNERS ASSOCIATION, INC.
A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (the “HOA”) was held on Sept. 9, 2014, at the home of Barbara Schiff. Present at the meeting were: Carole Princer Levy, Ted Waksman, Paul Spindel, Barbara Schiff, and Monica Teuscher , all of whom are Directors, constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc.
Ted Waksman acted as Chair of the meeting; Carole Princer Levy acted as Secretary.
Call to order at 7:20 p.m.
Minutes of the prior meeting have been approved and posted.
Paul Spindel, Treasurer, reported that we continue to be over budget due to legal, propane, and water bills being more than expected. He reported that our balances are as follows:
Operating Account - $ 18,559 as of September 1, 2014;
Reserve Account - $186,232 as of September 1, 2014.
The Board discussed two Homeowners who continue to be in arrears on their maintenance payments and the status of our efforts to resolve the arrears, including a potential sheriff’s sale of Unit #16.
The Board discussed the following items:
reprogramming the gate to match the unit numbers and is investigating the cost.
repainting the tennis court in light of the drawing on the court; The Board authorized repainting the court in the spring at a cost of $7000. The homeowner whose child drew on the court will be charged an appropriate amount as if the court were just cleaned. The Board further authorized a better gate to the tennis court which will have a lock and will require a key in order to enter .
Con Edison has completed its work.
unfortunately, homeowners not treating the common property as if it were their own has become an ongoing problem. An example is the lack of responsibility and concern for the other members of the community demonstrated when a child recently defecated in the pool and the adult did not remove it nor notify either Stillman or a Board member so that appropriate measures could be taken for the pool. Another resident set up and left a basket ball hoop on the tennis court, and a third’s child drew graffiti on the tennis court.
beautification of both upper and lower circles previously authorized by the Board. The Board is investigating obtaining a landscape designer/architect for this purpose.
bats have been discovered in the community and Tom will contact Bats- R-Us for an estimate for checking to see if units have bats and doing preventive work. Tom will report on the cost to each homeowner.
Reminder to the homeowners to check for a buildup of lint in your dryer vents to prevent a fire hazard.
There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 8:40 pm.
