MINUTES OF A MEETING OF THE

BOARD OF DIRECTORS OF THE BROOKRIDGE HOA, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (“HOA”) was held on July 17, 2019 at the home of Carole Princer Levy (Unit 54). Present at the meeting were: Carole Princer Levy, President; Paul Spindel, Vice President; Monica Teuscher; Leslie Molinoff, Secretary; and Paul Roberts, Treasurer; - all of whom are Directors constituting a quorum. Carole Princer Levy acted as Chair of the meeting and Leslie Molinoff acted as secretary.

Call to order at 8:30 PM.

Regular Board Business:

Minutes of the Annual Board Meeting held on June 25, 2019 have been approved and posted.

Paul Spindel reported on the bank balances as of July 1, 2019:

The operating account balance was $ 41,348

The capital reserve account was $ 66,345

Signature Bank MMF & CD (maturing 9/14/19) $503,452

Total Funds: $611,145

Paul also reported that as of July 1, 2019 we project a small year-end surplus.

Arrears report:

Unit # 6 is now approximately $36,000 in arrears. Wells Fargo Bank has begun a foreclosure action.

All other arrears have been resolved.

Landscaping Report

a) A new irrigation company – Instant Aqua System – has been hired to maintain our sprinkler system. Trouble-shooting on the system to identify and repair any leaks and improve grass and garden coverage has been done. Please let Monica know if the sprinklers on your property are not working properly.

b) Our new property manager, Bobby Conca, has been advised that several pavers at the pool entrance need to be leveled. He will see to it that Ron Vitti makes the repair. A grommet sticking up along the side of the pool was made level with the pavers.

c) A small leak was found in the pool’s chlorine tank so a new tank was purchased and installed. The old tank will be removed shortly.

Research is ongoing to determine why we received a $15,000 Suez water bill.

New Business:

Painting touch-ups will be done in the Spring of 2020 at a cost of approximately $18,000. At the same time, the fence around the pool will be painted.

Bids are currently being obtained to repair or replace the pool shed roof.

The Board will be setting up a time for the community to meet with New Century Home Service, a home appliance warranty company. Please be on the look-out for an email advising when and where that meeting will be held if you are interested learning more about purchasing a warranty for your unit.

The annual pool party will take place on September 7th with a rain date of Sept. 8th. Monica Teuscher, Leslie Molinoff, and Ann Gittelman will be in charge of the festivities.

There being no further business before the Board, upon motion made and duly seconded the meeting was adjourned at 9 PM.

A special meeting of the Board of Directors of the Brookridge Homeowner’s Association, Inc. (“HOA”) was held on July 8, 2019 at the home of Carole Princer Levy, 54 Brookridge Road. Board Members present at the meeting were: Carole Princer Levy, President; Paul Spindel, VP; Monica Teuscher, Leslie Molinoff, Secretary and Paul Roberts, Treasurer. Also present were Robert Conca, Brookridge’s new Stillman Management property manager and Ralph Elefante, Esq., our condo conversion attorney. Carole Princer Levy acted as Chair of the meeting. Leslie Molinoff took minutes.

Call to order at 4:20 p.m.

The purpose of the meeting was to get an update on our conversion status from Mr. Elefante.

Mr. Elefante advised that the Attorney General’s office has required the submission of an Offering Plan in lieu of issuing a “No Action” letter, as originally anticipated. A Plan was submitted and the Attorney General requested revisions. A revised Plan will be re-submitted by July 20th. Mr. Elefante stated that there may be one or two more rounds of revisions but he anticipates that approval of the Plan will be received by the end of this calendar year, at which point we will have complied with all requirements of the State, County and City governments to qualify for an adjustment to our property taxes. Hopefully things will work out as he plans.

Our tax grievance could then be acted upon in June of 2020. Mr. Elefante anticipates that the reduction in our property taxes would be retroactive to April of 2018, the date of our original filing for condo status.
