MINUTES OF A MEETING

OF

THE BOARD OF DIRECTORS

OF

BROOKRIDGE HOMEOWNERS ASSOCIATION, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (the “HOA”) was held on October 8, 2013, at the home of Paul Spindel. Present at the meeting were: Ted Waksman, Paul Spindel, Barbara Schiff, and Don Perl, all of whom are Directors, constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc.

Ted Waksman acted as Chair of the meeting; Don Perl acted as Secretary.

Call to order at 7:30 p.m.

Minutes of the prior meeting have been approved and posted.

Don Perl, Treasurer, reported that we continue to be on budget. He reported that our cash balances are as follows:

Operating Account- $44,734.33 as of 9-30-13

Reserve Account - $84,792.72 as of 9-30-13

The Board discussed two Homeowners who continue to be in arrears on their maintenance payments and the status of our efforts to resolve the arrears.

Certa-Pro is to complete the punch list which should be the final work to complete the painting contract.

The Board discussed the estimates and descriptions of tree pruning to be done by McHale in November.

Ron Vitti has completed the drainage work behind Units #3-7 and behind Units #25-31.

The pool will be officially closed the 3rd week in October.

Homeowners will be reminded with a 2nd notice that proof of homeowner’s insurance is required pursuant to our Declaration. There are 23 homeowners that have yet to respond. Tom will be sending a letter to these homeowners requesting evidence of current homeowner’s insurance.

An unauthorized basket ball hoop was set up on the tennis court without HOA approval. It has been removed after no homeowner made claim of ownership and has been placed for now off the tennis court. Please remember that the use of HOA property must be approved in advance by the HOA Board.

The Board has approved a small patio addition at the rear of unit # 11.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 8:30 pm.

The next meeting of the Board will be on November 12, 2013 at 7:30 at the home of Don Perl.
