MINUTES OF A MEETING OF THE

BOARD OF DIRECTORS OF THE BROOKRIDGE HOA, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (“HOA”) was held on October 17, 2019 at the home of Monica Teuscher (Unit 43). Present at the meeting were: Carole Princer Levy, President; Paul Spindel, Vice President; Monica Teuscher; Leslie Molinoff, Secretary; and Paul Roberts,Treasurer; - all of whom are Directors constituting a quorum. Also in attendance was Bobby Conca (Stillman property manager). Carole Princer Levy acted as Chair of the meeting and Leslie Molinoff took the minutes.

Call to order at 4 PM

Regular Board Business:

Minutes of the Board Meeting held on September 25, 2019 have been approved and posted.

Paul Roberts reported on the bank balances as of September 30th:

The operating account balance was $ 40,931.17

The capital reserve account was $ 91,807.88

The reserve account was $252,981.94

Signature CD 9-4-19 $253,275.97

Total Funds: $638,996.96

Arrears report:

Unit #16 is $1,100 in arrears.

Landscaping/Pool/ Report

The pool was closed on October 15th. (Please see the end of this report for anecdotal information relating to the pool.)

The fountain has been scheduled to be drained and moved into the pool shed following which the furniture will be moved into the shed for the winter.

The accepted pool shed roof proposal is being revised to reflect a 5% discount for fabricating it during the winter months. Installation will take place in the Spring of 2020.

Climbing vines around the community have mostly been removed. There may be some additional removal in the coming weeks.

A final resolution regarding the reason for a $15,000+ water bill from Suez earlier this year is still pending. Suez claims that they were not advised to drain and remove the water meter at the end of the 2018 pool season which MAY have contributed to the leak which caused the major uptick in water usage. Bobby Conca is still attempting to sort this out and will keep us updated.

We have received 3 proposals for topping the trees around the pool and will be making a decision as to which vendor to use in short order.

Community interest in having a port-o-potty at the pool has been underwhelming at best and so the Board will not be pursuing this further.

There has been no update from our attorney on the status of our conversion to condo since the last board meeting (Sept. 25th). Leslie will reach out to him for a report.

Bobby Conca reported that the cost of having a dumpster available for homeowners’ spring clean-up use will be anywhere from $400 - $550, depending on the size of the dumpster we choose. It will be available on site for 5 days in the spring. The Board will provide more detailed information as we approach the spring months.

POLAR BEAR CLUB POOL PARTICIPANTS!!!

The Board would like to pay tribute to those brave and determined “Polar Bear Club” swimmers who made use of the pool well into the first two weeks of October!

A SPECIAL SHOUT- OUT GOES TO MARK AARON who will now be regarded as the Papa Bear of the Polar Bears and Monica Teuscher, who will now be regarded as Momma Bear.

Some others who did not allow dropping temperatures to dissuade them from their regular aquatic exercise were Paul and Ann Spindel, Steve Berkowitz, Peter Clark, Leslie Molinoff, Ann Gittelman and Diane Walsh. Kudos to you all!!!

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 4:40 PM.

There will be no meeting of the board in November unless circumstances warrant it.

The next Board meeting is scheduled for December 16th at 4 pm at the home of Paul Spindel.
