Minutes of the HOA Board of Directors Meeting

Present: Carole Princer Levy, Carolyn Levy, Paul Spindel, Enrique Teuscher, Herb Meyers and Tom Pallman of Stillman Management.

The meeting was held at the home of Herb Meyers. Board President Carole Princer Levy called the meeting to order at 7:30 PM.

The following issues were discussed:

Minutes: The minutes of the Board of Directors meeting of September 13, 2010, were reviewed and unanimously approved.

Budget: The HOA budget and financial report was reviewed. Brookridge HOA finances are currently on budget. Pending unexpected circumstances, a small profit is expected at the end of this year. The closing accounts as of October 19, 2010, were as follows:

Cash account: $35,130.65

Capital account: $183,463.01

The proposed Brookridge budget for year 2011 was discussed; The final budget will be published for Homeowners’ information at the end of the year. The 2011 budget will include an increase in common charges of $10 per month. Pointing out that there has been no increase in the last 10 years, the Board considers this increase a modest, but necessary adjustment to cover expenses.

Pool: After draining the water, the pool has been covered and furniture has been stored for the winter season. The pump that circulates pool water is defective and needs to be replaced before pool opening next season.

Drainage: The drainage of water at the south end of Brookridge during major rainstorms was discussed. Landscaper, Ron Vitti, recently installed a trench and a 6-inch pipe to collect and divert some of the storm water. Since this new 6-inch pipe empties into an older 4-inch pipe, Mr. Vitti will inspect whether water flow continues properly. If not, the 4-inch pipe will be removed and replaced by the new 6-inch pipe.

Also discussed was the basement flooding problem at Unit 49. Irv Fletcher of Unit 49 has proposed installing a trench in front of Unit 49 to divert storm water. The Board requests that he provide visualization and a description of this installation for Board approval.

Cherry Lawn: Based on the agreement with Cherry Lawn regarding installation of a generator behind their facilities to protect food storage during a possible electric outage, a chain-link fence has been completed along part of the Brookridge property. Arborvitaes will be planted along the fence. They have been delivered and will be planted shortly.

The Greens at Cherry Lawn: Settlement has been reached with the builder of The Greens at Cherry Lawn, regarding mudslides behind Units 2, 4, 6 and 8, created during the construction of that community. The settlement money is being used to pay for the resulting costs of planting behind the units to prevent further damage.

Curbs: The installation of Belgian Blocks to replace the deteriorated concrete curbs along Brookridge streets will begin next week. In addition to Belgian Blocks along the roads, the blocks will be installed across the driveway entrances. wherever Belgian Blocks have not already been installed by Homeowners. Notification of the installation schedule in front of each unit will be posted on the mailboxes. The Board appreciates the understanding and patience by Homeowners for possible brief periods of inconvenience.

To enhance the entrance to Brookridge, the Board also approved the installation of a Belgian Block apron at the entrance area.
