MINUTES OF A MEETING

OF THE BOARD OF DIRECTORS

BROOKRIDGE HOA, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (“HOA”) was held on January 12, 2016 at the home of Monica Teuscher. Present at the meeting were: Carole Princer Levy (via phone), Paul Spindel, Barbara Schiff, Monica Teuscher and Jeff Adler - all of whom are Directors constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc.

Paul Spindel acted as Chair of the meeting. Jeff Adler acted as Secretary.

Call to order at 7:35 p.m.

Minutes of the November meeting have been approved and posted.

Paul Spindel, Treasurer & Tom Pallman, reported on the budget as of December 31, 2015. The HOA remained on budget for 2015 with a $8,202.00 surplus. A budget for 2016 was presented and approved. The budget allows an additional $10,000.00 for landscaping this year

As of 12/31: The checking account balance was $15,707.64

The reserve account balance was $295,371.48.

The Board next discussed the issue of arrears: Unit # 6: is in now $5,999.65 in arrears. The Board has referred this situation to our lawyer for further action.

The Board next discussed and unanimously approved Ron Vitti’s Landscape and snow contract for the Winter of 2016 through next December.

Road Work: The Board next discussed and approved a Top Gun Seal Coating Proposal for sealing the roadways of Brookridge. Work will start later this spring. Homeowners should know that when the roadway sealing begins some disruption of driving and parking in the complex will result for a few days

Top Gun has also offered Homeowners the chance to have their driveways sealed for $75. Homeowners must let Tom Pallman know if they want to have their driveway sealed. More details will follow in the coming months.

A contract for opening and maintaining the swimming pool for the 2016 season was discussed and approved..

The HOA is no longer able to use Bonnie Briar Country Club for our annual meeting. The Board asks Homeowners to suggest a venue that they may be members of as an option for the June meeting. Synagogues, churches, clubs etc. will be considered.

The next meeting of the Board will take place 7:30 PM on Tuesday February 12, 2015 at Paul Spindel’s home, Unit # 1.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 8:30 PM.
