MINUTES OF THE ANNUAL MEETING

OF THE BROOKRIDGE HOA, INC.

The annual meeting of the Brookridge Homeowners Association, Inc. (“HOA”) was held on June 25, 2019 at the JCC Mid-Westchester. Board Members present at the meeting were: Carole Princer Levy President, Paul Spindel VP & Treasurer, Barbara Schiff, and Jeff Adler Secretary. Stillman Management confirmed a quorum of Homeowners was present. Also present were Tom Pallman and Grace DiMaira of Stillman Management, Inc. Absent Monica Teuscher

Carole Princer Levy acted as Chair of the meeting. Jeff Adler took minutes

Call to order at 7:30 p.m.

Minutes of the prior Board meeting and Annual meeting have been approved and posted.

Carole Levy introduced all Board Members, as well as the new members of the community present at the meeting. Jeff Stillman was introduced and told the community that Tom Pallman would be leaving Stillman in July. He will be replaced by Robert Conca. Bob is a longtime manager for Stillman Management who handles many communities similar to ours."

Carole went on to describe the state of the community during the past year. She pointed out the new plantings throughout the community and the use of the tennis court for pickle ball then spoke to the Homeowners about the current situation regarding our conversion to a Condo and our efforts to recover common charges from Units # 6, and # 16. She raised the issue of the need to obey no-parking rules around the circles and feedback the Board had received regarding the behavior of friends and children at the pool.

Paul Spindel gave the Treasurer's report. He stated that the Community had just over $600,000 in the bank and our operating costs were on budget with a small surplus projected for the end of the year.

Within the next two years the community will have to consider a repainting project and suggested that at that time we could change the color of the siding. Other uses for our reserve funds are sealing the roads, resurfacing the tennis court, reroofing the pool house or covering the costs of snow/storm damage to our community.

Barbara Schiff discussed landscaping issues. We are aware of problems with the sprinklers and want to alert Homeowners who have planted flowers alongside their homes that we are working on this issue.

Election of officers was the next order of business. Barbara Schiff was leaving the Board. Paul Spindel, Jeff Adler were up for reelection. Also nominated were Paul Roberts and Leslie Molinoff.

Paul Spindel, Leslie Molinoff and Paul Roberts were elected to serve for the next two years. (After the meeting Leslie was appointed Secretary and Paul Roberts Treasurer.)

Discussion

During the counting of the ballots for election the community discussed the use our Website and Facebook for communication (There was no support for a Facebook site), a request to change the speed bumps and dead trees along the Pinebrook edge of the community.

There being no further business, the meeting was adjourned at 8:50 PM.
