Minutes of the HOA Board of Directors Meeting
October 14, 2009

The meeting was held at the home of Herb Meyers. Board President Carole Pincer Levy called the meeting to order at 7:30 PM. The following issues were discussed.
Brookridge Marketing Initiative: Robert Nadel presented the recommendations by the Brookridge Marketing Committee, consisting of Barbara Schiff, Bob Boyle and Robert Nadel, for creating a web site to promote the benefits of the Brookridge community to potential home seekers and brokers. After some discussion about the subjects to be included and the costs of creating and maintaining a website, it was decided to explore a website separate from the internal HOA website, thus retaining the confidentiality of information available only to current homeowners.
Part of this discussion also evolved around the need for enhancing the community through the improved upkeep of driveways, bushes and flowers around individual homeowners’ property in order to make Brookridge a primary target for people looking for a home in this area.
Minutes: The Minutes of the Brookridge Board of Directors meeting of September 18, 2009 were discussed and approved unanimously. The minutes of this meeting was mailed to homeowners and is also available on the Brookridge HOA website.
HOA Budget: The current as well as the proposed 2010 budgets for the Brookridge HOA were reviewed at some length. The forecasted year end Capital account is $172,214. Operating costs are at or slightly above budget. The Board decided to increase the operating charges by $15/mo and decrease the capital contribution by the same amount starting January 2010. The total monthly cost remains the same at $515.00. This change only reflects the current size of the capital account and the increased expenses in maintaining the community. To further control costs in 2010 the Board agreed to limit life guard service to weekends only next summer.
The Board was able to reach a settlement and repayment plan with a delinquent homeowner without having to obtain a court order and is beginning to recover common charges. A few other arrears issues have also been cleared up.
Landscape maintenance: The pool deck received a third coat of sealer and the pool has been winterized and covered. Plans for next year include repainting the pool prior to reopening. The deck chairs, some of which are in need of a variety of repairs, are being reconditioned.
Carolyn Levy will remind landscaper, Ron Vitti, of the need to replace dead bushes on both ends of the Brookridge community, remove a dead tree in front of unit 49 and attend to the ongoing drainage problem in back of unit 50.
Pool party: Barbara and Arthur Balik were commended for doing a wonderful job of organizing the recent pool party, enjoyed by a number of Brookridge homeowners. Greater attendance by homeowners at future such events are on the Board’s wish list.
