MINUTES OF THE DECEMBER 12, 2023 MEETING OF THE

BROOKRIDGE CONDOMINIUM AND HOMEOWNERS' ASSOCIATION

The December 12, 2023 meeting of the Brookridge Condominium and Homeowners' Board of Managers/Directors was held at Monica Teuscher’s house. Present at the meeting were: Paul Spindel, President; Monica Teuscher, Vice President; Leslie Molinoff, Secretary; Paul Roberts, Treasurer; and Ann Gittelman, Member at Large - all of whom are Managers/Directors constituting a quorum.

 

Also present at the meeting was Tom Pallman, who will be our new Property Manager as of January 1, 2024.

   

Paul Spindel acted as Chair of the meeting and Leslie took the minutes.

 

CALL TO ORDER AT 5:30 PM.

New Management Company and Property Manager:

 

As of January 1, 2024, Gramatan Management, Inc. will be our new property management company and the managing agent assigned to the property is Tom Pallman, who was with us during our tenure with Stillman Management and for several years during our tenure with Ferrara Management.

Tom will make himself available both by phone and email, as well as in person. His office number is 914-654-1414, extension 124, and his email is: tpallman@gramatanmanagement.com.

Tom’s assistant managing agent, Jaci Pino, may also be contacted with questions or concerns via email at:

japino@gramatanmanagement.com or at (914) 654-1414, extension 130. Jaci has compete access to the billing system and will be very helpful.

 

Monthly Maintenance Payment Instructions as of January 1, 2024:

January billing statements will be mailed to you by the last week of December. Please review them carefully and contact Gramatan with any questions concerning your billing. Your monthly payments are sent directly to a ClickPay lockbox. Please make sure your checks are made payable to Brookridge Homeowners Association and are enclosed in the return envelope with the tear off coupon. To ensure proper crediting of your account, please make sure these checks clearly list your name, address, and unit number.

Unit Owners who currently have electronic monthly payments sent directly from their financial institution should notify them immediately to begin sending their payments to Gramatan Management’s lockbox at:

Gramatan also accepts payments through its online payment portal service through ClickPay. You can set up automatic or one-time monthly payments online by e-Check (ACH) from your bank account for FREE, or by all major Credit and Debit Cards for a fee. To get started, simply visit the web address:

www.GramatanManagement.com

and follow the instructions posted there. You can also refer to an e-mail you received on December 6th from Chris Chiappa, President of Gramatan Management, for explicit instructions on how to register for an account with ClickPay. For additional help with your account or setting up payments online, please contact ClickPay online at www.clickpay.com/help, email support@clickpay.com or call 1.800.533.7901 (opt. 1).

For Unit Owners who already have an active ClickPay account through Ferrara Management, you will be able to retain your account as Gramatan will merge the profile into its portfolio on 12/27/23. You should be able to keep your auto-debit features, payment options, and payment history. Please log in after this date to ensure that everything is correct and accurate.

Alternatively, for your convenience, Gramatan Management offers an ACH debiting service that allows your monthly payments to be automatically debited from your bank account on the fifth business day of the month. Should you wish to avail yourself of this alternate payment method please use the form and follow the instructions on the form attached to Chris Chiappa’s December 6th e-mail to you. If you are interested in converting to ACH Debit at some later date, just call or email the Gramatan office and they can send you the ACH debit form. This form simply needs to be returned to their office along with a copy of a voided check, and they will gladly accept these via e-mail as well.

 

New Business:

 

The Board is in the process of compiling a list of ideas to consider for community upgrade projects, both large and small, to be undertaken during the next several years.  We encourage you to send us your suggestions and ideas through the Brookridge email address.    

 

The next Board meeting will be held on February 13th at 5:30 at Ann Gittelman’s house.
