MINUTES OF THE NOVEMBER 12, 2024 MEETING OF THE
BROOKRIDGE CONDOMINIUM AND HOMEOWNERS' ASSOCIATION

The November 12, 2024 meeting of the Brookridge Condominium and Homeowners' Board of Managers/Directors was held at Paul Spindel’s house. Present at the meeting were: Paul Spindel, President; Monica Teuscher, Vice President; Leslie Molinoff, Secretary; Paul Roberts, Treasurer; and Ann Gittelman, Member at Large - all of whom are Managers/Directors constituting a quorum.
Also present at the meeting was Tom Pallman, Property Manager.
Paul Spindel acted as Chair of the meeting and Leslie took the minutes.
CALL TO ORDER AT 5:45 PM.

LANDSCAPING: Trimming of common area trees is about to start now that the leaves have dropped.
UPCOMING COMMON AREA PROJECTS:
A complete repaving of Brookridge Road will be taking place in April of 2025. Details and instructions will be circulated as we get closer to the date. New speed bumps will be part of the paving project.
Because of issues with the accessibility of street light switches and the current location of the electrical panel, a new electrical panel is being installed in a different location in the pool shed.
The Board is looking into cleaning and/or repainting the street lights.
GARAGE DOOR REPLACEMENT POLICY:
THANK YOU TO VIVIAN RUBIN FOR CHECKING IN WITH THE BOARD AND FOLLOWING OUR RECENTLY ADOPTED POLICY REGARDING GARAGE DOOR REPLACEMENTS.
FOR ANYONE WHO MAY NOT REMEMBER, THE BOARD DID RESEARCH AND FOUND THAT REPLACING OUR WOOD GARAGE DOORS WITH SIMILAR NEW WOOD ONES IS NOW COST PROHIBITIVE. IN ADDITION, THESE DOORS ARE UNNECESSARILY HEAVY, SO ALTERNATIVE OPTIONS WERE EXPLORED.
AS A COMMUNITY, WE CHOSE A SPECIFIC DESIGN FOR ALL FUTURE REPLACEMENTS. PLEASE TAKE A MOMENT TO CHECK OUT VIVIAN’S – UNIT #4. IT’S THE FIRST REPLACEMENT SINCE WE ADOPTED THIS POLICY. PLEASE CONFORM ANY REPLACEMENT GARAGE DOORS YOU MAY PURCHASE TO THE DESIGN OF UNIT #4 AND MAINTAIN THE SAME COLOR. (BENJAMIN MOORE - IRON GATE #1545). MANY THANKS.
POLICY RE SHORT TERM RENTALS BEING CONSIDERED:
A number of homeowners sent comments in response to the Board’s September request regarding this issue. First, the Board thanks those of you who took the time and interest to comment. The consensus of those who weighed in was not to allow short term rentals. The Board is considering how to implement a policy. To that end, we are setting up a consultation with a real estate attorney to discuss further. Results of the consultation will be shared with all.
IMPORTANT REMINDER ABOUT WHO TO CONTACT REGARDING COMMUNITY ISSUES AND COMMON AREA REPAIRS:
Please contact our property manager, Tom Pallman, at (914) 760 4827 or tpallman@gramatanmanagement.com for any issues that you need resolved. Do not contact Board members. That will only delay a response since the Board’s procedure is to contact Tom when any such issues arise.
The next Board meeting will be held at Monica Teuscher’s house on January 14th at 4:30 PM.
There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 6:55P.M.
