MINUTES OF THE APRIL 9TH, 2025 MEETING OF THE
BROOKRIDGE CONDOMINIUM AND HOMEOWNERS ASSOCIATION

The April 9th, 2025 meeting of the Brookridge Condominium and Homeowners; Board of Managers/Directors was held at Monica Teuscher’s house. Present at the meeting were:
Paul Spindel, President; Monica Teuscher, Vice President; Leslie Molinoff, Secretary;
Paul Roberts, Treasurer; and Ann Gittelman, Member at Large - all of whom are
Managers/Directors constituting a quorum.
Also present at the meeting was Tom Pallman, Property Manager.
Paul S. chaired the meeting and Leslie took the minutes.
CALL TO ORDER AT 5:30 PM.

ANNUAL MEETING MARK YOUR CALENDARS:
The Annual meeting will be held at the JCC in Scarsdale on June 10 th . Sign-in start at
7:00 PM and the meeting will begin at 7:30. PARKING AND ENTRANCE WILL BE AT
THE BACK OF THE BUILDING. DRIVE PAST THE JCC UP A HILL AND TAKE A
LEFT INTO THAT PARKING LOT. THE ENTRANCE WILL BE OBVIOUS FROM
THERE. THERE WILL BE NO ENTRY AT THE FRONT OF THE BUILDING. Several
important matters will be voted on at the annual meeting, i.e., the election of board
members and, as you will see below, a possible new By-Law setting forth a rental
policy. A formal Notice of the Annual Meeting will be sent to the community in early May
(at least 30 days prior to the meeting).
COMMON AREA PROJECTS:
Brookridge Road Repaving - Update
A complete repaving of Brookridge Road will be taking place starting on or about
April 29th. Updated details and instructions will be circulated again in a separate
email and snail mail to the community shortly. Please be on the lookout for the
UPDATED email and snail mail regarding this project because, for a limited time,
driving on Brookridge Road will not be possible, parking will be relegated to
Quaker Ridge Road, vendors and visitors will not be able to drive into the
community and packages will need to be left outside the gate. Once the paving
project is complete, Vitti will be repairing broken Belgium Block both on the road
and at the foot of individual driveways. Additionally, when all of that is
completed, the street light posts will be cleaned.
Pool
Pre-opening work is now under way. Once the pool is open, which we anticipate will be
mid-May, volunteers will be needed to check the chlorine levels 3 times a day, so please
consider participating. Details and instructions will be circulated at the appropriate time.
Landscaping
The arborvitae bordering the pool and tennis court will be trimmed this season and new
plants will be added to our meadow.
POLICY RE SHORT TERM RENTALS:
An amendment to our By-Laws covering this issue has been drafted and will be
circulated to the community for review shortly. We encourage reactions from the
community via the Brookridge e-mail brookridge4080@gmail.com and if there is
substantial interest and consensus, a vote will be held at the Annual Meeting to adopt
the amendment. Proxys will be circulated with the amendment in case you are unable
to attend the meeting. A 2/3 vote will be required for passage.
PRIVACY:
Since there are concerns about the sharing of personal information on the website, we
will be circulating with the Notice of the Annual Meeting a document giving you the
option of having your contact information, or any part thereof, removed. You will also be
asked to update or modify any existing information.
REMINDER - NATIONAL BOOK DAY IS APRIL 23rd
In recognition of this special day, we will be holding a book exchange on Saturday, April
26, rain date - Sunday, April 27, between the hours of 12 and 5 pm. We invite everyone
to put all your no-longer-wanted books in a basket or on a table on your driveway for
your neighbors to peruse because….. one person’s discarded book is another person’s
found treasure! No need to offer up books to qualify for taking others! Please kindly
remove any leftover books at the end of the exchange.
ADDITIONAL REMINDER
Please leave guest spots open for guest of the community and vendors. For those new
unit owners who may not be aware of our parking rule, any resident’s car occupying a
guest spot overnight for more than 5 consecutive days will be fined $125. Any
extenuating circumstances should be discussed with the Board.
The next Board meeting will be held at Ann Gittelman’s house on May 14th at 5:30 PM.
There being no further business before the Board, upon motion made and duly
seconded, the meeting was adjourned at 6:50P.M.
