MINUTES OF A MEETING OF THE

BOARD OF DIRECTORS OF THE BROOKRIDGE HOA, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (“HOA”) was held by video conference on April 15, 2020. Present at the meeting were: Carole Princer Levy, President; Paul Spindel, Vice President; Monica Teuscher; Leslie Molinoff, Secretary; and Paul Roberts, Treasurer; - all of whom are Directors constituting a quorum. Also present was Tom Pallman, Property Manager and Jessica Brunelle, Assistant Property Manager. Carole Princer Levy acted as Chair of the meeting and Leslie Molinoff took the minutes.

Call to order at 4:00 p.m.

Regular Board Business:

Minutes of the Board Meeting held on March 11, 2020 were approved and have been posted.

Treasurer’s Report

Paul Roberts reported on the bank balances as of March 31, 2020:

Operating account $47,248.89

Union Bank capital reserve account #0077 $134,372.99

Signature Bank reserve account #1893 $10,000.00

Signature Bank reserve acct #7287 (CD/matures 12-20) $255,242.43

Signature reserve acct #3372 (MM) $245,659.07

Plus, Dawn is working with Paul S. on the final transfer of $14,764.79 from Sterling Bank (used by Stillman) to Union Bank (used by Ferrara) which will be added to our capital reserves.

TOTAL FUNDS $707,288.17

Common Areas Report

Pool House: FMG has asked Ron Vitti’s men to empty the pool house and stack the chairs on the pool deck to prepare for the installation of the new pool shed roof which is ready to be installed once the social distancing guidelines are modified.

Pool Gate: Tom will contact Mark to coordinate the repair of the gate, as Alfredo has not responded to our requests to complete the work. The cost should be approximately $900.

Pool Opening: The Department of Health has advised that there will be no pool openings until further notice. We are making all necessary preparations for an opening, should we get the go-ahead.

Storm Damage: Ron Vitti removed a downed tree between units 1 and 2.

J & J Backflow: Proposal approved to replace the backflow preventer.

Suez Water: Outside water has been turned on and the sprinklers will be turned on Monday, 4/20.

Certa Pro Paint Touch-Ups: Currently scheduled to begin late June or July, subject to social distancing guidelines in effect at the time. The Board will revisit this issue at the May board meeting.

Annual Meeting and Election:

The Board is exploring having an election by mail and/or e-mail in June.

Carole Levy and Monica Teuscher are up for re-election. Anyone interested in standing for the board should contact Tom Pallman.

The annual meeting will be postponed from June to September and may be held by video conference call.

Financial Statement:

FMG is contacting our accountants to advise that the financials are approved. The statements will be distributed to the community via email (and by snail mail to those without email).

Ferrara has advised that a single worker at a job site is permitted to perform work without being considered an essential worker.

The next board meeting is scheduled for May 13th at 4:00 by video conference.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 4:30 p.m.
