MINUTES OF A MEETING OF THE
BOARD OF DIRECTORS OF THE BROOKRIDGE HOA, INC.
A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (“HOA”) was held on December 16, 2019 at the home of Paul Spindel (Unit #1). Present at the meeting were: Carole Princer Levy, President; Paul Spindel, Vice President; Monica Teuscher; Leslie Molinoff, Secretary; and Paul Roberts, Treasurer; - all of whom are Directors constituting a quorum. Also present for an update on the HOA conversion to condo was Ralph Elefante, Esq. Carole Princer Levy acted as Chair of the meeting and Leslie Molinoff took the minutes.
Call to order at 5 p.m.
Regular Board Business:
Minutes of the Board Meeting held on October 17, 2019 were approved and have been posted.
Paul Roberts reported on the bank balances as of December 15th:
Operating account $ 23,871.00
Capital account $108,847.00
Signature Reserve account $253,702.39
Signature CD (matures 3-20) $254,123.93

Common Areas Report
· All unit gutters have been cleaned
· The speed bumps have been removed for the winter. PLEASE drive slowly.
· We have a signed contract and have paid a $5,000 deposit for unit painting touchups which will be done in the spring of 2020.
· We have an agreement for a new pool shed roof as well as a proposal for painting the pool fence, both of which will be also be completed in the Spring.
NEW MANAGEMENT COMPANY
Ferrara Management Group has been hired to be our new management company commencing January 1, 2020.
By now, all homeowners should have received a packet of information in the mail from Ferrara which included, among other information, a Resident Information Form which should be competed and returned by December 20th to Ferrara at 50 Plainfield Avenue, Bedford Hills, NY 10507. This form can alternatively be filled out online at their website: www.Ferraramgmtgroup.com.
Monthly Maintenance Payments
You will mailed a bill from Ferrara which you should receive on or about the 21st of each month. The first of such bills should be received around December 21st for the January 1st payment due date. Please note that there is a grace period for payments until the 15th of each month, but thereafter a late charge will be assessed.
Monthly payments can be made by E-Check, Monthly Automatic Debits (ACH) and, for a convenience fee of $14.95 per transaction, by Credit Card. Explicit instructions on how to set up your preferred method of payment was included in the Ferrara packet. If you have any questions about setting up an E-check or Credit Card payment method, please call the customer care division of Union Bank at 1-888-705-0600. You can also contact Louis Castellani, Accounts Receivable, Ferrara Management at 914-888-2099 for any questions regarding payments.

Conversion to Condo Update
Ralph Elefante reports that he has prepared another set of revisions to the Offering Plan which will be submitted to the Attorney General’s office in early January. The AG’s office will then have 30 days to respond with requests for any further changes. According to Mr. Elefante, unit owners, who wish, may grieve their taxes individually as single family home owners until such time as the City of New Rochelle recognizes us as a Condo community.
There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 6:15 p.m.
The next Board meeting is scheduled for January 15th at 4 pm at the home of Leslie Molinoff (Unit #45).
