MINUTES OF A MEETING OF THE

BOARD OF DIRECTORS OF THE BROOKRIDGE HOA, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (“HOA”) was held on March 11, 2020 by teleconference. Present on the call were: Carole Princer Levy, President; Paul Spindel, Vice President; Monica Teuscher; Leslie Molinoff, Secretary; and Paul Roberts, Treasurer; - all of whom are Directors constituting a quorum. Also present was Tom Pallman, Property Manager. Carole Princer Levy acted as Chair of the meeting and Leslie Molinoff took the minutes.

Call to order at 5:30 p.m.

Regular Board Business:

Minutes of the Board Meeting held on February 12, 2020 were approved and have been posted.

Paul Roberts reported on the bank balances:

Operating account $35,238.97 (as of March 11th)

Capital reserve account (Union Bank) $125,970.62 (as of March 11th)

plus $14,764.79 still in Sterling Bank as of 3/11, but due to be transferred a/s/a/p to Union Bank

Signature Reserve acct #7287 (CD - matures 12-20) $254.830.89 (as of 2/28/20)

Signature CD acct #3372 (matures 3-20) $255,394.20 (as of 2/28/20)

Total Funds: $686,199.47

Common Areas Report

As previously reported, we have received a proposal from JP McHale covering 2020 – 2022 for tree and shrub pest control treatment. We are still waiting for another proposal from Save the Tree.

We are still awaiting a response from the owner of Unit #16 to determine if and how we will proceed with any siding replacement and painting.

As previously reported, the new pool shed roof will be installed in April.

The post in our pool fence door is damaged and will be repaired as soon as possible.

The pool fence painting and cement crack repair around the pool will be completed by May 15th.

Ron Vitti was asked to clear the drainage system behind Units 25 -31.

Conversion to Condo Update

The Board is working to move the process along and continues to investigate its options after a protracted delay by our attorney and the Attorney General’s office.

Annual Meeting

The community will be advised as soon as we have a date confirmed in June.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 6:15 p.m.

The next Board meeting is scheduled for April 15th at 4:00 pm at the home of Paul Spindel (Unit #1) or by teleconference.
