MINUTES OF A MEETING OF THE

BOARD OF DIRECTORS OF THE BROOKRIDGE HOA, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (“HOA”) was held by video conference on July 14, 2020. Present at the meeting were: Paul Spindel, President; Monica Teuscher, Vice President; Leslie Molinoff, Secretary; Paul Roberts,Treasurer and Ann Gittelman, Member at Large - all of whom are Directors constituting a quorum. Also present was Tom Pallman, Property Manager, and Jessica Brunelle, Assistant Property Manager. Paul Spindel acted as Chair of the meeting and Leslie Molinoff took the minutes.

CALL TO ORDER AT 4:05 PM.

REGULAR BUSINESS:

Minutes of the Board Meeting held on June 24, 2020 were approved and have been posted.

Paul Roberts reported on the bank balances as of June 30, 2020:

Operating account $62,474.10

Union Bank capital reserve account #0077 $159,546.20

Signature Bank reserve account #1893 $20,510.24

Signature Bank reserve acct #7287 (CD/matures 12-20) $256,454.35

Signature reserve acct #3372 (CD/matures 9/20 $246,364.40

TOTAL FUNDS $745,349.29

COMMON AREAS REPORT

Pool Opening: The pool opened at the end of June and the Board wishes to thank everyone for their cooperation in abiding by the new pool rules (posted on the pool gate) which have been handed down by the Department of Health. Many other town house communities in Westchester did NOT open their pools this season because of the hassle of maintaining the extra protocols. It is because we have gone the “extra mile,” that we can continue to enjoy the simple pleasure of swimming at a time when many other summer activities have had to be substantially curtailed or eliminated. Please keep up your good work!!!

Bartlett Tree Proposal: The Board is reviewing a proposal for the common area trees that need trimming.

Certa Pro Paint Touch-Ups: The Board is looking into the possibility of doing the touch-up painting in September instead of waiting until 2021.

Speed Bumps: The Speed Bumps have been installed. Please drive slowly.

Tennis/Pickle Ball Court: The gate lock has been fixed. There is definitely an uptick in the use of the court so please be mindful to limit play to an hour if another group is waiting.

Signage: A sign (larger than the previous one which has faded over time) will be installed at the entrance to the community indicating which numbered units are to the left and which are to the right.

Instant Aqua: The sprinkler rain sensor needs repair and the heads need adjusting. Both will be taken care of shortly.

CONDO CONVERSION REPORT:

Claude Priolet has submitted the revised Offering Plan to the Board for review and will be filing it with the Attorney General’s office within the next week.

The next Board meeting will be held on Wednesday, September 9th at 4PM, either in person observing social distancing, or by video conference.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 4:40.
