MINUTES OF A MEETING OF THE

BOARD OF DIRECTORS OF THE BROOKRIDGE HOA, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (“HOA”) was held by video conference call on Nov.11, 2020. Present at the meeting were: Paul Spindel, President; Monica Teuscher, Vice President; Leslie Molinoff, Secretary; Paul Roberts,Treasurer and Ann Gittelman, Member at Large - all of whom are Directors constituting a quorum. Also present was Tom Pallman, Property Manager. Paul Spindel acted as Chair of the meeting and Leslie Molinoff took the minutes.

CALL TO ORDER AT 4:02 PM.

REGULAR BUSINESS:

Minutes of the Board Meeting held on September 9, 2020 were approved and have been posted.

Paul Roberts reported on the bank balances as of October 31, 2020:

NCB Operating account $41,765

NCB capital reserve account $193,094

Signature Bank reserve account #1893 $20,510

Signature Bank reserve acct #7287 (CD/matures 12-20) $258,102

Signature reserve acct #3372 $247,224

TOTAL FUNDS $760,695

Paul projects ending the year on budget (with a small surplus) and no change in common charges for 2021.

COMMON AREAS REPORT: The sprinkler lines have been blown out and our speed bumps are scheduled to be removed in preparation for the winter months. A tree stump at the entrance to the pool will be removed within the next few days. Painting touch-ups will take place in the spring of 2021. A full new paint job is being considered for 2022. A third phase of tree work (behind each unit is planned for early next year.) The Board also discussed upgrading the entrance lights and mail boxes.

CONCERTS: Our PETER CLARK weekly vocal concerts will continue for as long as Peter and the weather are willing!!! Thank you again to Peter for bringing us so much joy and entertainment!

OUR NEXT CONCERT WILL BE HELD THIS SATURDAY, NOVEMBER 14TH AT 3:30 PM.

TENNIS COURT: Since the tennis court is being utilized more than in the past for both tennis and pickle ball, the Board is considering creating a weekly tennis court sign-up sheet to be posted on the tennis court gate. We are in the process of developing a reasonable set of rules for court usage. If you would like to offer some suggestions for guidelines, please contact Ann Gittelman at anngitt@optonline.net.

CONDO CONVERSION REPORT: Claude Priolet filed the revised documents with the NYS Attorney General’s office on October 17th and should be receiving either an approval or a request for additional changes on or about November 16th.

WEBSITE: The Brookridge Homeowner’s Directory has been updated and copy of the directory together with a list of recommended home maintenance companies is attached to these minutes for your convenience and is now posted on our web site:

The next Board meeting will be held on January 13 at 4PM, either in person observing social distancing, or by video conference. The Board has decided to meet quarterly in 2021 (Jan., April, July and October, plus the annual meeting), unless specific issues require convening more frequently.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 4:35
