MINUTES OF THE APRIL 22, 2024 MEETING OF THE

BROOKRIDGE CONDOMINIUM AND HOMEOWNERS' ASSOCIATION

The April 22, 2024 meeting of the Brookridge Condominium and Homeowners' Board of Managers/Directors was held at Paul Spindel’s house. Present at the meeting were: Paul Spindel, President; Monica Teuscher, Vice President; Leslie Molinoff, Secretary; Paul Roberts, Treasurer; and Ann Gittelman, Member at Large - all of whom are Managers/Directors constituting a quorum.

 

Also present at the meeting was Tom Pallman, Property Manager.

   

Paul Spindel acted as Chair of the meeting and Leslie took the minutes.

 

CALL TO ORDER AT 5:30 PM.

 

A SAVE THE DATE EMAIL WAS CIRCULATED TO THE COMMUNITY ADVISINGTHAT OUR ANNUAL MEETING WILL BE HELD ON JUNE 11th AT 7 PM AT THE WJCC. YOU WILL BE RECEIVING FORMAL NOTICE BY MAIL FROM GRAMATAN MANAGEMENT COMPANY.  PLEASE MARK YOUR CALENDARS.  ELECTIONS FOR SEVERAL BOARD POSITIONS WILL BE HELD AT THAT MEETING.  BALLOTS AND PROXYS WILL BE MAILED WITH THE NOTICE.

POOL:  The pool is ready to be opened in May.  Repairs to the pool deck have been completed and the brick surround has been power washed and sealed.

 

LANDSCAPING:  New trees have been and will continue to be planted this Spring for screening along the lower end of the Quaker Ridge/Brookridge property line and along the Pinebrook Blvd. North Exit Ramp. 

 

Our new 30’ x 30’ Native Plant Meadow (not a vegetable garden, but rather a wild flower garden) has been planted south of the tennis/pickle ball court along the Brookridge property line. Be sure to take a look on your next stroll!   We are very thankful to fellow resident and horticulturalist, Ned Greenberg, who created the design for and has been instrumental in overseeing its implementation.  Ned will talk more about the meadow at our annual meeting.

 

SPEED BUMPS: Will be installed shortly.

 

NEW PROJECTS:

 

Exterior Unit Paint Touch-up: As indicated in the last Board minutes, a paint touch-up will take place in June after management does a walk-around inspection with Certa Pro. Details to follow as we get closer. 

 

Entrance Gate Tune-up:  Will take place May 29th.

 

Patching of Road and Re-Paving: Patching of cracks and potholes at the main entrance will be completed shortly.  The Board is working on a plan to re-pave the entire road, which will probably take place in the Spring of 2026.

 

Paper Shredder: The Board has decided to drop the idea of bringing a commercial shredder onto the premises due to lack of interest from the community and economic unfeasibility.

 

REMINDERS: 

 

Parking:

There is NO PARKING along the upper and lower circles, either along the edge of the circle or in front of a residence, or driveway. This is mandated by the City so garbage trucks, fire trucks, ambulances and other over-sized City vehicles can get through. 

 

Additionally, vendor and guest vehicles parked in the circles block homeowners from exiting their driveways safely and can cause accidents, one of which occurred recently.  A visitor’s car was parked on the edge of the circle opposite a driveway and the unit owner backed out and hit the visitor’s car.  Residents must advise all their visitors and vendors to park in our guest parking spots, and not elsewhere.  If violations of this rule continue, offending vehicles with be stickered.      

 

Work Undertaken by Ron Vitti:

Any work done for an individual homeowner by Ron Vitti and/or his crew is the financial responsibility of the homeowner, unless otherwise mutually PRE-APPROVED by the Board, the homeowner and Mr. Vitti.  If there is any ambiguity about this, please contact our property manager, Tom Pallman BEFORE any work commences.

 

Poop:  There has been a modest improvement in the poop situation.  Thank you to everyone who has been responding and responsible in picking up their dog waste.  Let’s keep up the good work since, with the onset warmer weather, it will be more important than ever to be vigilant.  Remember to dispose of waste in your private garbage, not in common property receptacles. 

 

The next Board meeting will be held on May 21st.

 

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 7 P.M.
