MINUTES OF A MEETING

OF

THE BOARD OF DIRECTORS

OF

BROOKRIDGE HOMEOWNERS ASSOCIATION, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (the “HOA”) was held on February 20, 2014, at the home of Paul Spindel. Present at the meeting were: Ted Waksman, Paul Spindel, and Don Perl, all of whom are Directors, constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc.

Ted Waksman acted as Chair of the meeting; Paul Spindel acted as Secretary.

Call to order at 7:30 p.m.

Minutes of the December meeting have been approved and posted. Note: There was no meeting in January 2014.

Don Perl, Treasurer, reported that that our yearend operating costs were $6028 under budget. (Some December costs were not received until January 2014 and are included as 2014 operating expenses.) He also reported that our balances as of As of January 31, 2014 are as follows:

Operating Account - $9,770

Reserve Account - $126,908

The Board then went on to discuss the 2014 budget. Don Perl projects that our 2014 operating expenses will exceed the proposed budget by approximately $8,000. This over run is due to the additional costs incurred for snow removal as well as the January billing for some December expenses. The Board agreed to use the reserve account to make up any overrun. (Copies of the 2013 Actual vs. Budget and the proposed 2014 budget are attached.) (See the budget tab for the 2014 Budget.)

The HOA’s attorneys report that they have obtained personal judgments and additional liens against the home owner of Unit 16. They are continuing their efforts to recover the arrears.

The Board would like to remind all Homeowners that as of January 1, 2014, the monthly maintenance charge was reduced to $575.00. This reduction resulted from the completion of the painting contract. In April, Stillman will begin to develop a punch list for touch up work which we hope to have done in May. (The cost of touch up was included in our painting contract.) Homeowners are urged to contact Stillman regarding any touch up that is needed.

In January we experienced a loss of power to the front gate. Repair of the gate has been delayed due to the snow cover. In addition to restoring power the Board is also considering replacing the entire gate mechanism.

McHale is scheduled to start tree pruning in the rear of the property as soon as weather permits.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 8:30 pm.

The next Board meeting will be held at 7:00PM on March 11, 2014 at the home of Barbara Schiff.
