Guidelines

Solar Panel Guidelines:

1. All plans must be submitted to the Board.

2. Make sure that there is enough space between the panels and the skylights to prevent water damage.

3. Use black panels if you have to install them on the front of your unit.

4. For front-facing panels: Request that they design them above the portico, instead of covering the entire front face and garage of your building. (This will minimize the impact the aesthetic impact on the entire community.

5. There can’t be any visible wires except the one line connecting the panels to the electrical grid (Con-Ed meter) of your individual unit. All wires should be encased in protective piping..

6. Have an inspection of your roof to make sure that it is in good condition before proceeding with the installation.

7. Choose a company that has experience with commercial buildings. (Some companies have experience with flat roofs whereas others do not.)

8. Research the performance of the solar panel and the attachment to the roof structure. Make sure that the company has been in existence for some time. (Check with the Better Business Bureau).

 

9. Look for how a company performs when there are issues. Ask what the guaranteed turnaround time would be to fix a problem. (Answers may vary between two days and two weeks.)

 

10. Be sure your contract guarantees not only parts but also labor charges.

 

11. The HOA roof maintenance policy (re leaks) does not apply to roofs that have Solar Panels.

 


 

 

Garage Door Guidelines:

 

1. All plans must be submitted to the Board – (If replacing with an identical door no further action is needed.)

 2. Replacement doors must be painted the same color as all other doors in the community

 3. Replacement doors must be standard commercially available doors from multiple installers.

 4. Replacement doors may not have windows.

 5. Replacement doors must be flat-paneled - no pattern
