The July 23, 2024 meeting of the Brookridge Condominium and Homeowners' Board of Managers/Directors was held at Ann Gittelman’s house. Present at the meeting were: Paul Spindel, President; Monica Teuscher, Vice President; Leslie Molinoff, Secretary; Paul Roberts, Treasurer; and Ann Gittelman, Member at Large - all of whom are Managers/Directors constituting a quorum.
Also present at the meeting was Tom Pallman, Property Manager.
Paul Spindel acted as Chair of the meeting and Leslie took the minutes.
CALL TO ORDER AT 4:30 PM.

POOL: Thanks to Seve Berkowitz, a new clock was installed to replace the broken one at the pool. Not only did Steve take the initiative in helping out, but he was able to get the new clock at a discount. Kudos to you, Steve and many thanks for pitching in!
Since capacity at the pool is limited and is intended for the use of our residents first and foremost, it is important for unit owners to adhere to the 6-guest rule, especially on weekends. The six guests MUST include the unit owner, who is responsible for the safety and behavior of his/her guests. There is no “pooling” of guests among units to circumvent the 6 guest/unit max, as this limits the use of the pool and availability of lounges for our homeowners, who are our first priority.
Also, when leaving the pool area, please remember to close umbrellas, return lounges to the pool deck, dispose of your trash (in your own trash receptacles), and, if you are the last to leave the pool, please remove the stone “doorstop” and make sure the gate is locked.
The Board appreciates your cooperation which enables us to avoid hiring a pool attendant.

OUR ANNUAL END OF SEASON POOL PARTY WILL TAKE PLACE ON SEPTEMBER 7TH, WITH A RAIN DATE OF SEPTEMBER 8TH, FROM 4-6 PM. WE HOPE YOU WILL JOIN US TO CELEBRATE ANOTHER WONDERFUL SUMMER HERE AT BROOKRIDGE.
TENNIS/PICKLE BALL COURT: The Court was professionally power washed on July 23rd and looks practically brand new! Any slippery areas were cleaned and made safe.
LANDSCAPING: Trimming of common area trees will take place once the leaves have dropped this Fall and will continue into the Winter. Our new native plant meadow is thriving. Thank you again to Ned Greenberg, for all he does to help maintain this bucolic section of our common property.
SPEED BUMPS: The Board received a proposal from Andi Stix for new speed bumps. Thanks, Andi, for taking this initiative. The Board is doing further research into the cost and viability of a new speed bump design for the community, but new ones will not be installed until the repaving of the roads, projected to take place in 2026. In the meantime, repairs will be made to the existing bumps, i.e., addressing the warped bumps and tightening the nails securing the bumps to the pavement.
STREET LIGHTS: The Board is looking into the viability of replacing our street lights and/or using solar to power them.
COMPLETION OF ADDITIONAL COMMON AREA PROJECTS: The exterior paint touch-up took place in June and the entrance gate tune-up took place May 29th.
REMINDERS:
Parking:
1. For the benefit of our new residents, since we have very limited guest parking, it is reserved for guests and workmen only. Please park in your garages and driveways and NOT in guest spots. As per our house rules, unit owners who use a guest spot for more than 5 consecutive days will be assessed a fine of $125.
2. If picking up your mail by CAR, please do not linger to read it there. This makes it more difficult for some homeowners to exit their driveways.
3. There is NO PARKING along the upper and lower circles, either along the edge of the circle or in front of a residence, or driveway. This is mandated by the City so garbage trucks, fire trucks, ambulances and other over-sized City vehicles can get through. Residents must advise all their visitors and vendors to park in our guest parking spots, and not elsewhere. If violations of this rule continue, offending vehicles will be stickered.

Please contact our property manager, Tom Pallman, at (914) 760 4827 or tpallman@gramatanmanagement.com for any issues that you need resolved. Contacting a Board member will only delay a response since the Board member will have to contact Tom anyway.
Poop: Since there has been a modest improvement in the poop situation, let’s keep up the good work. Remember to dispose of waste in your private garbage, not in common property receptacles.
The next Board meeting will be held at Monica Teuscher’s house on September 17th at 5:30 PM.
There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 5:45P.M.
