MINUTES OF A MEETING

OF THE

BOARD OF DIRECTORS BROOKRIDGE HOA, INC.

Call to order at 7:36 PM.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (“HOA”) was held on August 29, 2017 at the home of Carole Princer Levy (Unit 54). Present at the meeting were: Carole Princer Levy, Paul Spindel, Monica Teuscher, Barbara Schiff and Jeff Adler - all of whom are Directors constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc. Additionally at this meeting was Attorney Ralph J. Elefante (Elefante & Persanis, LLP).

Carole Princer Levy acted as Chair of the meeting. Jeff Adler acted as Secretary.

Before the Board’s Regular business meeting begins Mr. Elefante (invited by the Board) discussed the advantages and ramifications of changing the Bylaws and Declaration of Brookridge from a Homeowner’s Association to a Condominium. (He had just completed a similar change for Fairway Green in Mamaroneck that resulted in a tax reduction in the range of 25%-40%.) Mr. Elefante stated that his review of Brookridge’s Bylaws and Declaration found nothing to prevent us from a similar conversion.

The Board voted unanimously to retain Mr.Elefante to address Brookridge homeowners at an informational meeting (to be held in October). Mr. Elefante will be present at this meeting to explain the advantages and process of conversion, additional meetings will follow. Please Note: Two thirds of all homeowners must vote in favor of conversion before any action can be taken.

Regular Board Business:

Corrected Minutes of the July Board meeting have been approved and posted..

Paul Spindel, Treasurer, reported on the budget as of August 1, 2017.

The operating account balance was $ 37,343.00

The capital reserve account was $194,413.00

CD from capital reserve account $250,000.00

Total $481,756.00

Paul also reported that the HOA is currently running a surplus over our 2017 budget projection.

Unit # 6 is, as of July 1, 2017, $20,559.65 in arrears. Wells Fargo Bank holds the mortgage on this property and has not scheduled a foreclosure action.

The Board also discussed:

(1). Drainage issues in Common areas behind Units 31, 29 & 27 and 17 & 19 are still being dealt with by Ron Vitti Turf and Landscaping. Gutters, leaders and pipes going to the drainage system were clogged and have been repaired but some units still have water on the lawn behind their units. Ron Vitti is scheduled correct this issue.

(2). Homeowners are reminded that anyone wanting Ron Vitti Turf and Landscaping to perform work on common property must have that work approved by the Board before it can proceed. Any other work requested by a Homeowner is the Homeowners responsibility. Call Tom Pallman (at Stillman Management) for further information.

(3). Cert-A-Pro will perform paint touch-ups on Units 8, 13, 29 & 54. The Board reminds all Homeowners to contact Tom Pallman with any areas still needing repainting.

(4). Ron Vitti Turf and Landscaping has completed the replacement of sprinklers in our complex. New sprinkler heads, timers and water lines were installed This was the major capital project for 2017. The project was designed to reduce water on the back lawns and increase water on front lawns.

(5) Tom Pallman & Barbara Schiff will review the care of trees in our complex.

(6) Two Light Post Lamps are leaning over Units 19 & 21 and the lower circle. Tom Pallman will have these repaired.

(7) Our community pool will close at the end of September.

New Business:

(1). Bats have been found in a home in the lower circle. Homeowners are advised to inspect their decks for signs of bat droppings. If droppings are found contact Tom Pallman. Additionally, Homeowners can call Bats ‘R’ Us to remove and Bat-Proof their unit.

(2). The Board wishes to thank Elliott Jacobs for introducing the community to Pickleball. Anyone interested in joining the fun please contact Elliott or join us most Sundays (weather permitting) on the Tennis court at 9:00 AM.

(3). The community is reminded that more children are present in our community. Please drive responsibly or the Board may have to re-install speed bumps. Additionally, parents, please remove all floating toys from the pool area and be sure to close the gate when leaving the Pool.

A Homeowners informational meeting re conversion to a Condo Owners Association will be held early in October.

The end of summer HOA party will be held at the pool on September 9th. (4:00-6:00PM ) - rain date Sept 10th,

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 8:37 PM.
