MINUTES OF THE JULY 25, 2023 MEETING OF THE

BROOKRIDGE CONDOMINIUM AND HOMEOWNERS' ASSOCIATION

The July 25th, 2023 meeting of the Brookridge Condominium and Homeowners' Board of Directors was held at Monica Teuscher’s house. Present at the meeting were: Paul Spindel, President; Monica Teuscher, Vice President; Leslie Molinoff, Secretary; Paul Roberts, Treasurer, and Ann Gittelman, Member at Large - all of whom are Directors constituting a quorum, and Michael Leonard, Assistant Property Manager.

 

Also present as a guest was Sally Moran, owner of Unit #2.

 

Paul Spindel acted as Chair of the meeting and Leslie Molinoff took the minutes.

 

CALL TO ORDER AT 5:30 PM.

 

Sally Moran asked the Board to advise homeowners to check for concealed basement windows which could be a contributor to water damage. She discovered a window that had been paneled over which was leaking during rain storms. She also advised that homeowners should make sure their downspouts were reconnected after the exterior paint job and to check for leaves that accumulate under the deck which can interfere with water drainage. The Board thanked Sally for her input; thereafter she left.

Condo Property Tax Reduction and Refund Checks:

As has been reported previously, the 23/24 School tax bills for all participating condo conversion unit owners (due on October 1st) will be reduced in accordance with the percentages indicated by our tax grievance attorney in previous reports and the same reduction will be applied to all future property tax bills for condo conversion participants.

In addition….and this is very good news indeed…. the School Board voted to formally approve the settlement this week and the District’s Attorney signed the judgment and sent a copy to our attorney, who submitted the fully executed judgment to court. It typically takes the Judge around 30 days to return the “filed and entered” judgment to the attorney. Once she does, our attorney will serve the judgment with notice of entry and the applications for refunds. The taxing authorities have 65 days from the date of service to issue the checks to our attorney.

In other words, if all goes as planned, our attorney should be able to issue the refund checks to all participants before the end of the year!!!

 

End of Season Pool Party:

 Our annual pool party will take place Sept. 8th (rain date, the 9th) from 4-6 on the pool deck.

CURB YOUR DOGS!!!!

 

Unfortunately, after a several months break from the infuriating poop problem, it has returned to the lower circle. Many of the neighbors on the lower circle have expressed despair and anger over the return of poop and have asked for cameras and signs to be installed on the circle. The board has decided, as a first step, to institute a $25 fine to anyone who is caught not picking up after their dogs, either their own, or their guests'.

 PLEASE BE ADVISED, the poop fines will be enforced if someone is caught. Unit owners should feel free to report to the Board anyone seen leaving poop behind. We encourage you to take a cell phone photo/video of anyone caught in the act.

Hopefully the imposition of a fine will get the attention of the culprit(s) who unfortunately have shown a lack of respect for the rest of us.   

General New Business:

Flooding

 

A number of residents have had backyard flooding issues as a result of the recent torrential storms.  The Board has contacted a consultant to walk the property next week to evaluate the situation and suggest possible mitigation solutions.  As information becomes available, the Board will inform the community.

 

Guidelines for Solar Panel Installation and Guidelines for Replacement Garage Doors 

 

The Board has developed a list of proposed guidelines for both and would like input and reactions from Unit owners.  These guidelines will be sent in a separate email.  We encourage you to share your thoughts on these two long-range undertakings which will impact the aesthetics of the entire community.  Please use the Brookridge email for your responses, rather than conveying your feedback to individual Board members.  

 

The next Board meeting will be held on September 19th at 5:30 at Ann Gittelman’s house.

 

There being no further business before the Board, upon a motion made and duly seconded, the meeting was adjourned at 6:30 P.M.
