Minutes of the HOA Board of Directors Meeting, July 12, 2010

Present: Carole Princer Levy, Carolyn Levy, Paul Spindel, Enrique Teuscher, Herb Meyers.Also present: Tom Pallman of Stillman Management.

The meeting was held at the home of Carole Princer Levy. Board President Carole Princer Levy called the meeting to order at 7:30 PM. The following issues were discussed:

Minutes: The minutes of the Board of Directors meeting of May 11, 2010, were unanimously approved.

Budget: The HOA budget and financial report was reviewed. The closing accounts as of June 30, 2010, were as follows:

Cash account: $22,499.22

Capital account: $204,521.40

Arrangements regarding maintenance payments by two Homeowners who are in arrears were discussed. While the Homeowners are still in arrears, progress has been made in the amounts involved.

Pool: Thanks to “The Friends of the Pool”, a group of several Homeowner volunteers, daily maintenance of the pool is working well. Attendance by the pool attendant on weekends, when the pool is busiest, will continue until Labor Day.

The annual pool party is scheduled this year for Saturday, September 4th, or September 5th in case of rain. Sandwiches and soft drinks will be available, compliments of the Brookridge HOA and with efforts from Arthur and Barbara Balik. All Homeowners are encouraged to come. It’s a great opportunity to meet and chat with your neighbors. Please call Tom Pallman if you intend to attend.

Maintenance: Homeowners should be aware that cleaning of gutters and fixing leaks around skylights are performed at no expense to Homeowners. Other roof maintenance, including repair or replacement of roofs is the responsibility of each individual Homeowner.

Please report outside paint chipping, if any, to Tom Pallman of Stillman Management. If sufficient reports are received, the HOA will consider having Francico return for a community wide touchup.

Stillman Management, on behalf of Brookridge HOA, is exploring estimates for repaving the Brookridge roads and replacing all curbing with Belgian Blocks, instead of the current concrete curbing, Preliminary estimates indicate the total cost to be $140,000.

Stillman Management is also getting estimates for tree pruning and other tree maintenance throughout Brookridge.

Entrance Gate: New clickers to open the gate and Homeowner’s garages are available, but improved opening by current clickers can often be obtained by simply replacing the batteries.

The meeting was adjourned at 9:05 PM.

The next Board meeting will be on August 9th at the home of Paul Spindel, Unit #1.
