MINUTES OF A MEETING

OF

THE BOARD OF DIRECTORS

OF

BROOKRIDGE HOMEOWNERS ASSOCIATION, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (the “HOA”) was held on July 15, 2014, at the home of Ted Waksman. Present at the meeting were: Barbara Schiff, Paul Spindel, and Monica Teuscher, and Ted Waksman all of whom are Directors, constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc. Ted Waksman acted as Chair of the meeting; Paul Spindel acted as Secretary.

Call to order at 7:15 p.m.

Minutes of the prior meeting have been approved and posted.

Paul Spindel, Treasurer, reported that we are running over budget but well within the funds available from the reserve account. He reported that our balances as of 7-1-14 are as follows:

Operating Account- $ 10,394.13

Reserve Account - $169,495.51

Efforts to resolve the arrears issue of Misa Brim, Unit #16 continue with more court action scheduled.

Most of the Certa Pro touch up is completed with only a few spots including the new work at the entrance gate to be finished later this month. An intermittent gate problem has been identified and will require the installation of a new sensor loop in the inbound roadway. Con Ed started the replacement of the power cable to the pool house and is scheduled to finish this job within the next few days.

The new flower boxes are planted and the Board is now entertaining a proposal to replant the circles at either end of the community with flowering perennials.

The Board decided to cancel the use of a weekend attendant at the pool.

Unit #15 requested permission to extend her patio beyond her property line. The Board is considering the limitations that should be placed on this type of improvement.

The next Board meeting will be on August 13 at 7:00PM at the home of Paul Spindel, Unit 1.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 8:15 pm.
