MINUTES OF A MEETING

OF THE BOARD OF DIRECTORS

BROOKRIDGE HOA, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (“HOA”) was held on August 25, 2015 at the home of Barbara Schiff. Present at the meeting were: Carole Princer Levy, Paul Spindel, Barbara Schiff, Monica Teuscher and Jeff Adler - all of whom are Directors constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc. New Homeowners Dan & Leslie Molinoff were present at the beginning of the meeting.

Carole Princer Levy acted as Chair of the meeting. Jeff Adler acted as Secretary.

Call to order at 7:30 p.m.

The Molinoffs were introduced to the workings of the community and the Board of Directors. The Molinoffs thanked the Board for the time to meet with new Homeowners and they left.

Minutes of the July meeting have been approved and posted.

Paul Spindel, Treasurer, reported on the budget worksheet as of August 1, 2015.

The checking account balance is $9670.

The capital fund balance is $270,485.

The HOA is still on budget for the year. There is a projected surplus of $6,500 (not included are bills yet to be paid on the tennis court and gate).

The Board next discussed the issue of arrears:

Unit #16: $54,721.60 owed by Ms. Brim is seemingly a lost cause. Citibank has obtained a Summary Judgment and is proceeding towards a foreclosure and sale of the property. (B) Unit #16 is now owned (temporarily) by Mr. Zazzarino, and Citibank is still responsible for maintaining the property. Mr. Zazzarino is attempting to rent the unit for $2,500.00 per month. He told Paul that as soon as he gets the security deposit from the renters he will begin paying common charges and arrears

The Board next discussed the closing of the pool. No date was selected and the pool will remain open until the HOA runs out of Chlorine or it gets too cold to swim (whichever occurs first). Monica informed the Board that the repair of the entrance to the pool was performed for $150. Further repair is needed between under the pool deck near the tennis court. This repair was approved by the Board.

The Board (in response to a suggestion made at the Annual Meeting) has placed a “ Slow Children at Play” sign near the entrance of the complex. We ask all who bring cars into the community to drive accordingly. To this end the Board recommends that the speed-bump signs remain up (even thought the speed-bumps were removed) to slow street traffic in the complex.

Carole Princer Levy, Paul Spindel and Tom Pallman met with Ron Vitti to discuss issues that have arisen with his services. Vitti promised to complete curbstone repair (that his snow removers damaged). He did complete mulching the complex but has not performed all of the landscaping that individual Homeowners have asked him to perform on their private property, The Board did get the drainpipe behind the houses facing Quaker Ridge Road fixed.

The Board will continue efforts to get Mr. Vitti to respond to individual Homeowners. However The Board still recommends that all HOA members who require landscaping of their private property contact their own individual landscapers.

New business discussed:

End of Summer Party: Please join us Saturday September 19 (rain date Sunday September 20) @ 3:00PM to 5:00PM on the grassy area of the pool for a wine and cheese party. Come and meet your new neighbors, reconnect with old ones and have some fun. Leslie Molinoff with the help of Barbara and Monica are in charge of planning the party. If you wish to volunteer please contact one of them.

The next meeting of the Board will take place 7:30 PM on Tuesday October 13, 2015 at Jeff Adler’s home Unit # 29.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 8:30 PM.
