MINUTES OF A MEETING

OF

THE BOARD OF DIRECTORS

OF

BROOKRIDGE HOMEOWNERS ASSOCIATION, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (the “HOA”) was held on April 8, 2014, at the home of Don Perl. Present at the meeting were: Carole Princer Levy, Ted Waksman, Barbara Schiff, Paul Spindel, and Don Perl, all of whom are Directors, constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc.

Ted Waksman acted as Chair of the meeting; Carole Princer Levy acted as Secretary.

Call to order at 7:05 p.m.

Minutes of the prior meeting have been approved and posted.

Don Perl, Treasurer, reported that we are running over budget this month . He reported that our balances as of 3-31-14 are as follows:

Operating Account- $ 19,376.93

Reserve Account - $143,814.38

The Board discussed the arrears report and the two Homeowners who continue to be in arrears on their maintenance payments and the status of our efforts to resolve the arrears. There is no further information as to Citibank foreclosure of unit #16.

Homeowners are again advised to inspect their units for Certa-Pro’s return in the Spring. Any items should be reported to Tom Pallman for inclusion in a list. Commencement of the project is anticipated to be in April.

McHale has completed the pruning of the trees in the community and spraying will commence on the shrubs shortly. Homeowners will get notice.

The Board approved the contract from Ron Vitti for snow removal and landscaping for the year March 1, 2014 through March 31, 2015. He has reset the loose curbstones. Homeowners who are concerned about ice and snow build-up in the front gutters and would be interested in heating coils in the front gutters should contact Tom Pallman. It is anticipated that the cost would be approximately $500 per unit.

The Board discussed new boxes and flowers to enhance the look of the front gate.

The Board discussed the Pool Rules. Please be advised of three additions:

ix. Infants and young children who are not toilet trained must wear WATERPROOF DIAPERS under their swimsuits before entering the pool.

x. There is NO SMOKING in the pool area.

xi. Pool steps must be left unblocked for safe entrance and egress to the pool.

The full revised rules will be sent to all Homeowners and posted on the HOA website prior to the opening of the pool. Homeowners are encouraged to read and abide by the pool rules.

The Board plans to have a pool attendant for week-ends and holidays.

The organic vegetable garden will continue. Anyone interested participating in the garden or working on the garden should contact Monica Teuscher.

The next Board meeting will be on May 6 at the home of Carole Princer Levy, Unit 54.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 8:00 pm.
