MINUTES OF A MEETING

OF THE BOARD OF DIRECTORS

BROOKRIDGE HOA, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (“HOA”) was held on October 13, 2015 at the home of Jeff Adler. Present at the meeting were: Carole Princer Levy, Paul Spindel, Barbara Schiff, Monica Teuscher and Jeff Adler - all of whom are Directors constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc. New Homeowner Ms. Andi Stix (new Homeowner) was also present at the beginning of the meeting.

Carole Princer Levy acted as Chair of the meeting. Jeff Adler acted as Secretary.

Call to order at 7:30 p.m.

A presentation was made to the Board by James J. Peck, President of New Century Home Services. The presentation outlined services New Century provides for the inside of a Homeowners home (repair of heating and cooling devices, appliances etc. Mr. Peck will be present between 11 AM to 1 PM (at the Gazebo near the tennis court) on Saturday October 24th.

Ms. Stix thanked the Board for the time they took to greet new Homeowners and answer questions that she had.

Minutes of the August meeting have been approved and posted.

Paul Spindel, Treasurer & Tom Pallman, reported that as of September 30, 2015.

The checking account balance was $12,020

The capital account balance was $269,802

The HOA is still projected to remain on budget through the end of this year.

The Board would like to thank all members who helped plan and attend our very successful End of The Season pool party in September.

The Board discussed a proposal to update, replace or repair 17 new outdoor lights and fixtures.. The total cost of which is estimated at $17,762.13. This was taken under consideration by the Board pending competitive bidding.

All Homeowners are required to submit proof of home insurance once per year. A. letter will be sent to all Homeowners by Stillman Management requesting proof of insurance.

New business discussed:

(1). Carole Princer Levy, Paul Spindel and Tom Pallman met with Ron Vitti to discuss issues that have arisen with his services.. The Board again recommends that all HOA members who require landscaping of their private property contact their own landscapers.

(2). Monica is investigating the use of an alternative to chlorine for the pool for 2016.

(3). Tom Pallman informed the Board that he has received a proposal from a company named Every Watt Matters and wants to develop a program to upgrade Homeowners current exterior lighting with a “LED retrofit". The Board will take up this proposal at its' next meeting.

(4). Jeff Adler reported that that the lock on the Tennis Court gate door is broken. Tom Pallman will have Fleetwood Lock make the repair.

The next meeting of the Board will take place 7:30 PM on Tuesday November 10, 2015 at Paul Spindel’s home Unit # 1.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 8:30 PM.
