MINUTES OF A MEETING

OF THE BOARD OF DIRECTORS

BROOKRIDGE HOA, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (“HOA”) was held on April 19, 2016 at the home of Carole Princer Levy. Present at the meeting were: Carole Princer Levy, Paul Spindel, Barbara Schiff, Monica Teuscher and Jeff Adler - all of whom are Directors constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc.

Carole Princer Levy acted as Chair of the meeting. Jeff Adler acted as Secretary.

Call to order at 7:32 PM.

Minutes of the March meeting have been approved and posted.

Paul Spindel, Treasurer & Tom Pallman, reported on the budget as of April 1, 2016.

The checking account was $8,867.00

The capital reserve account was $321,141.00

Paul is still projecting an over-budget for 2016 of a little over $2,000.00. The overage is due to: Common Charges in arrears for Units 6 & 16, increased water charges from 2015 & the cost of removal of the record January snowfall.

Unit # 6: The Board has instituted a legal action in New Rochelle Courts to attempt to collect arrears. A hearing is scheduled for June 8th.

Unite # 16: The Board has reached a tentative agreement with Mr. Zazzarino and his tenant to bring the arrears current. Unfortunately payments have yet to be received.

The Board reminds all members of the HOA that the annual meeting of the Homeowner’s Association will be held at the Scarsdale JCC (999 Wilmot Road) on Wednesday, June 15, 2016, 7:30 - 9:00PM.

The Board discussed Top Gun Seal Coating’s plan for the roadways of Brookridge.

Be advised that Top Gun Seal Coating will be at the Property 2 days next week {weather permitting} Mon-Tues -, Wed-Thurs. or any combo next week to fill cracks on the roadway--- You will be able to drive over the cracks within an hour time. Seal coating the roadway is delayed until warmer weather returns.

For Homeowners who wish to have their driveways sealed or repaired (black topped): (The Board has negotiated a sealing price that is approximately $100 +/- per driveway, depending on the number of units that decide to have this work done. Repair costs will be more.)

If interested, call Top Gun Seal Coating @ 914-769-3444, leave a message and they will get back to you ASAP. (Leave them a number where they can reach you to discuss your driveways.) Top Gun will be dealing with each Homeowner individually. If there are any questions regarding this procedure please contact Tom Pallman the Property Manager at 914-760-4827 to discuss your issue.

Driveway work will be done after the road is seal coated.

The Board also discussed:

Opening the Pool for Homeowners in May.

Ron Vitti Turf & Landscaping contract for sprinkler maintenance. Sprinklers will be opened and inspected in April and close the sprinklers in October for $1,890.00..

CertaPro is scheduled to be available at Brookridge at the end of May for painting "touch-up". Homeowners who would like to have CertaPro repair or “touch-up” areas of their units should contact Tom Pallman at Stillman.

The Board is exploring a new bylaw that will be presented to the HOA at the Annual meeting. This bylaw will require a deposit of a refundable membership fee for new home owners. The fee will cover some of the setup costs and defray the costs of any future arrears. The deposit fee would be refunded to the home owner upon sale of the Unit.

The next meeting of the Board will take place 7:30 PM on Tuesday May 17 at Monica Teuscher’s home Unit # 23.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 8:35 PM.
