MINUTES OF A MEETING

of the

BOARD OF DIRECTORS BROOKRIDGE HOA, INC.

Call to order at 7:36 PM.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (“HOA”) was held on November 21, 2017 at the home of Jeff Adler (Unit 29). Present at the meeting were: Carole Princer Levy, Paul Spindel, Monica Teuscher, Barbara Schiff and Jeff Adler - all of whom are Directors constituting a quorum. Also present was Phil Schonberg from Stillman Management

Carole Princer Levy acted as Chair of the meeting. Jeff Adler acted as Secretary.

Regular Board Business:

Minutes of the October 31st Board meeting have been approved and posted.

Paul Spindel, Treasurer, reported on the bank balances as of November 20, 2017.

The operating account balance was $ 37,080.41

The capital reserve account was $211,415.09

CDs from capital reserve account $250,000.00

Total $498,495.50

Paul reported that the HOA is currently running a surplus over our 2017 budget.

Arrears report:

Unit # 6: This Unit is $24,199.65 in arrears as of November 30, 2017. Wells Fargo Bank holds the mortgage on this property but still has not scheduled a foreclosure action.

The Board also discussed:

(1) A number of complaints on improper use of common areas reached the Board. Homeowners are reminded that use of Common areas without first receiving Board approval is prohibited. This includes leaving lawn furniture in place, installing playground equipment or other material that inhibits the care and maintenance of our grounds. The Board will dispose of any materials found on Common areas if this material is not removed forthwith. Please be good neighbors

(2). Contracted tree work was completed by the Care of Tree (C of T) company. C of T will return in the Winter to remove an additional tree across the road from Unit 37. The Board is now in negotiations to have Care of Trees take over spraying our trees in the Spring.

(3). Philadelphia Insurance Companies HOIA policy was renewed on November 16, 2017.

(4). Ron Vitti Turf and Landscaping Snow Removal Contract expired on November 1, 2017. The Board (through Stillman Management) will begin negotiating a new contract with Vitti.

(5). The issue of conversion from a Home Owner Association to a Condominium was next raised. The straw-poll results (to proceed with conversion) were: 37 Yes v. 4 No, with two units yet to answer. Given these results, the Board voted unanimously to authorize Ralph Elifante, Esq. to draft the documents needed for conversion. The Board will ask the Homeowners Committee to continue their work on the conversion.

New Business:

(1). The HA Board is waiting for an update from the United New Rochelle Homeowner Association (UNRHOA) regarding developments in the continuing effort to achieve fairness in taxation of our fire hydrants.

(2). Cert-A-Pro's painting contract (including annual touch-ups) expired. The Board decided to ask Cert-A-Pro for a proposal to perform annual touch up work starting next spring.

(3). The Board also reached an new 3 year contract with Stillman Management.

The next meeting of the Board will be will be: Tuesday December 26, 2017 @ 7:30PM at Barbara Schiff’s home (unit #: 8).

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 8:37 PM.
