Call to order at 7:02 PM.

Minutes of the November meeting have been approved and posted.

Paul Spindel, Treasurer & Tom Pallman, reported on the budget as of December 12, 2016.

The operating account balance was $ 28,964.82

The capital reserve account was $376,193.43

Total $405,158.25

Paul is now presently projecting a small profit for the HOA at year’s end due to collecting arrears from Unit 16 and reduced water costs.

Arrears report:

(A). Unit # 6: This Unit is now $14,199.65 in arrears as of December 12, 2016. Wells Fargo Bank holds the mortgage on this property but has not scheduled a foreclosure action,

The Board is seeking additional options to remedy this situation. However, the HOA previously sued the current people living in the unit, but was unsuccessful in that action.

(B). Unit # 16: The Citibank held a foreclosure auction on December 2nd. This unit was purchased by the bank for $750,000.00,

The bank is now the owner and will be paying all common charges. The Board won a judgment covering non-payment of Common Charges from the previous owner (Louis Zazzarino)

for arrears through May 30, 2016. The Board now intends to institute a second legal action to recover arrears from June 1 through November 30, 2016. This action will include legal fees as well as Common Charges.

The Board also discussed the parking charges due from the renter of Unit 16 ($1,000.00).

The Board also discussed:

(1). Various landscaping issues with Ron Vitti: These included repairing the brick at the front gate, exploring changing the sprinkler system and looking into changing the type of grass behind our units as well as dealing with wet lawns on Units 29 & 40 homeowner properties.

(2). Suez Water Co. charges “Gated Communities” (including Brookridge HOA) $2,200.00 more per fire hydrant than they charge the City of New Rochelle. The Board voted previously on a proposal to join the other gated communities in New Rochelle to withhold paying the charges on the 3 hydrants within the property of Brookridge HOA. This action was scheduled to begin in December but we have not heard from the New Rochelle HOA. Jeff Adler will follow-up on this and report back to the Board.

(3). Crystal Clean (866-837-2662) will be on the property December 15. 2016 to inspect and clean dryer vents for scheduled individual homeowners.

Cleaning vents is important to keep dryers running longer and preventing fires! Contact Tom Pallman at Stillman Management if you want your vent cleaned.

(4). The Board unanimously approved the 2017 Budget (to be posted on our website).

We anticipate running the community without the need to increase common charges.

New Business:

(1) The Board is still exploring obtaining a group rate for insurance of the pipes underground our complex.

(2) The Board was informed of a minor gas leak and a partial electrical outage between Units 29 & 31.

The gas leak was repaired by Con Edison and the partial electrical outage is awaiting a permanent repair. Property owners are urged to watch out for any signs of these issues in the winter months ahead

(3) If remote “clickers” are still needed for the Front Gate please contact Tom Pallman and he will put you in contact with Eastco

(4) The next meeting of the Board will be February 14th at 7:30PM at the home of Jeff Adler.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 7:48 PM

Respectfully submitted,

Jeff Adler, Secretary
