Minutes of the Brookridge Board of Directors Meeting

May 13, 2009

Present: President Carole Levy; Carolyn Levy; Barbara Moran; Robert S. Nadel; Paul Spindel, also Linda Berger.

The meeting was held at the home of Robert Nadel.

1. The President called the meeting to order at 7:30 PM

2. The Treasurer's report indicated that the HOA has as of April 30, 2009, $115,973.65 in the capital reserve account, and $25,591.97 in the operating account. The total of $141,565.62 represents the amount on hand. These amounts and the expense report show that the HOA is on budget for the 2009 year. The Board has been very conservative in spending this year and in its total projected 2009 budget.

3. Revised Proposed By- Laws, Declarations and HOA Rules have been approved by the Board to be sent to individual Homeowners for comment and ratification at the Annual Meeting. They will be delivered immediately to all Homeowners along with the 2008 Financial Statement and a Notice of the Annual Meeting which will be held this year on June 8, 2009. (Please note that the materials are also on the NEW website and are available for Homeowners this way as well.

4. Previous minutes for April have been approved and are on the website.

5. The Homeowners Association has a new website at:

6. The Board is monitoring arrears of Homeowners, as per our usual diligence. Reminder letters are sent to those who are in arrears.

7. The pool is scheduled to be open for Memorial Day weekend.

This year, Nicole will work as a lifeguard Monday through Friday, and Kevin will work Saturday and Sunday.

8. Francisco will, for no charge, do painting touch ups to homes where there has been peeling. He has identified certain units for touchups Contact Stillman if your unit needs a touch up.

9. Ron Vitti has seen the retaining wall issue behind units 48-54 and will submit an estimate for repair. There is some breaching of the retaining wall which if not addressed could cause further erosion toward the ravine.

10. The HOA cleans the gutters twice a year; however, clearing blocked downspouts and/or the black pipe drains which lead from the downspout away from the building are an individual Homeowner responsibility

11. The pool fence, gate and lock have been repaired. Homeowners needing a key should contact Stillman Management.

12. The Board approved the expenditure of $275 for a new storage shed for pool equipment (noodles, etc) to keep them separate from the pool maintenance shed.

13. The meeting was adjourned at 8:50 PM
