Minutes of the HOA Board of Directors Meeting, August 12, 2009

Present: Carole Princer Levy, Carolyn Levy, Barbara Moran, Paul Spindel, Herb Meyers. Also present: Linda Berger of Stillman Management.

The meeting was held at the home of Carolyn Levy. President Carole Levy called the meeting to order at 7:30 PM. The following issues were discussed:

(1) Minutes: The minutes of the Board of Directors of July 8, 2009, were reviewed and approved unanimously. The minutes of this meeting will be mailed to Homeowners and will also be available on the Brookridge HOA web site.

(2) HOA Budget: The budget for the Brookridge HOA was reviewed. Several specific issues, such as pool maintenance (slightly above budget estimate), tree maintenance (below estimate) and sprinkler maintenance (below estimate) were discussed at length.

In total, HOA remains on budget through the first seven months of this year. A shortfall in income is offset by forward payments from some homeowners and a delay in spending on some landscape items. The reserve fund continues to build and is now at $137,144.

One homeowner is in continual arrears. The Board has started legal action to recover the common charges due. Regrettably, the Board was forced to take this step rather than raising the common charges of other homeowners to offset this shortfall in income. All legal expenses incurred in this action will also be charged against this delinquent homeowner.

(3) An updated list of homeowners, including addresses, telephone numbers and, if

available, e-mail addresses will be soon posted on the Brookridge web site.

(4) Landscape maintenance: Landscaper, Ron Vitti, has been asked to follow up on

several tasks, including adding a second coat of sealer to the pool deck, recommending improvements to parts of the sprinkler system, replacing dead bushes behind units 2-8 and aside of unit 47, and adding top soil to the side of unit 54.

(5) Pool party: The pool party, thankfully being organized by homeowners Arthur and

Barbara Balik, is scheduled to take place on the evening of Saturday, August 29th, with a rain date of Sunday, August 30th. Sandwiches and sodas will be served to all who attend, compliments of the Board of Brookridge HOA. All homeowners are urged to keep these dates in mind and, hopefully, plan to attend.

(6) Board meetings: The next two Board meeting are scheduled to be: September 17

(Unit 47) and October 14 (Unit 1)
