MINUTES OF A MEETING OF THE

BOARD OF DIRECTORS - BROOKRIDGE HOA, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (“HOA”) was held on April 8, 2015 at the home of Monica Teuscher. Present at the meeting were: Paul Spindel, Carole Princer Levy, Barbara Schiff, Monica Teuscher, and Jeff Adler - all of whom are Directors constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc.

Carole Princer Levy acted as Chair of the meeting. Jeff Adler acted as Secretary. Call to order at 7:30 p.m. Minutes of the prior meeting have been approved and posted.

Paul Spindel, Treasurer, reported on the budget. As of March 31, 2015, the checking account balance is $12,844. The capital fund balance is $243,413. Total balance is $256,267. The homeowner’s association is on budget for the year, and a small planned surplus is expected.

With respect to the arrears on Unit 16, Tom has been in contact with the new owner, Louis Zazzarino. But as previously stated in last month’s meeting, Tom expects Zazzarino to do nothing with the unit at this time.

Tom Pallman reports that he has received three proposals for the cost of replacing the front gate. The quotations are from Eastco company ($12,662), Fleetwood Lock company ($14,995) and Auto-Magic Corporation ($15,575). The Board approved $15,000 to be applied toward this project. The contract has not been selected and this will be researched further. A report on this matter will be made at the next Board meeting.

Paul brought up the proposal for new gates and locks for both the tennis court and the pool. We have received one proposal from Fleetwood Lock Company for $2,500. The Board is requesting additional bids to be received before awarding this contract. The Board would like work on these gates to begin in May. Tom presented each Board member with a new Code of Ethics/Conflict of Interest policy form to be signed. The forms will need to be signed by the Board members and brought back to the May meeting.

Barbara and Monica will be walking around the complex to determine the landscaping needs of the Association. The Board will be determining the landscaping needs for the two islands, which will be discussed at the next meeting. Monica is setting up the garden for all units of the

Homeowners Association. Anyone interested in planting should contact Monica, and she will help you set up the garden.

The Board again reminds homeowners that CertaPro will be performing their spring "fix-it" visits. Homeowners should send a list of areas that need work to Tom Pallman. Please note it’s time to grieve property tax in New Rochelle. The Board has arranged for a reduced rate (45% of any tax savings) from Pat and Frank Ciulla, PAC Tax Reductions. Interested homeowners should call them at 774-2010.

The next Board meeting will be held on May 5, 2015 at the home of Paul Spindel, Unit # 1 at 7:30 PM.
