MINUTES OF A MEETING

OF

THE BOARD OF DIRECTORS

OF

BROOKRIDGE HOMEOWNERS ASSOCIATION, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (the “HOA”) was held on September 10, 2013, at the home of Barbara Schiff. Present at the meeting were: Carole Princer Levy, Ted Waksman, Paul Spindel, Barbara Schiff, and Don Perl, all of whom are Directors, constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc.

Ted Waksman acted as Chair of the meeting; Carole Princer Levy acted as Secretary.

Call to order at 7:30 p.m.

Minutes of the prior meeting have been approved and posted.

Don Perl, Treasurer, reported that we continue to be on budget. He reported that our balances are as follows:

Operating Account- $57,133.34 as of 9-10-13

Reserve Account - $69,876.22 as of 8-31-13

The Board discussed two Homeowners who continue to be in arrears on their maintenance payments and the status of our efforts to resolve the arrears.

Tom reported that the parking issues have been resolved.

Certa-Pro anticipates being finished with the upper circle in about 3 weeks. Homeowners are reminded to contact Tom Pallman (914-760-4827 or tpallman@stillmanmanagement.com) with any work to be done in order for it to be placed on our “punch list”. Touch up as needed is scheduled for next May.

The Board discussed the estimates and descriptions of tree pruning to be done by McHale in October. Barbara will contact them in October for a walk through the community before the work is done.

Ron Vitti has completed the drainage behind Units #3-7. The work behind Units #25-31 is anticipated.

The Board reviewed the new proposal from Aqua Pool, which is significantly less than the original proposal.

Homeowners will be reminded that proof of homeowner’s insurance is required pursuant to our Declaration. Tom will be sending a letter to all Homeowners requesting evidence of current homeowner’s insurance.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 8:35.

The next meeting of the Board will be on October 8, 2013 at 7:30 at the home of Paul Spindel.
