MINUTES OF A MEETING

OF

THE BOARD OF DIRECTORS

OF

BROOKRIDGE HOMEOWNERS ASSOCIATION, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (the “HOA”) was held on May 6, 2014, at the home of Carole Princer Levy. Present at the meeting were: Carole Princer Levy, Ted Waksman, Paul Spindel, and Don Perl, all of whom are Directors, constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc.

Ted Waksman acted as Chair of the meeting; Carole Princer Levy acted as Secretary.

Call to order at 7:00 p.m.

Minutes of the prior meeting have been approved and posted.

Don Perl, Treasurer, reported that we continue to be over budget. He reported that our balances as of April 30, 2014 are as follows:

Operating Account- $ 10,883

Reserve Account - $152,271

The Board discussed two homeowners who continue to be in arrears on their maintenance payments and the status of our efforts to resolve the arrears.

Certa-Pro will be starting the touch-up program shortly. Homeowners are again reminded to contact Tom Pallman for inclusion on the list.

The Board discussed the enhancement of the entry gate area, installation of pavers and the new planter, and the functioning of the telephone intercom system at the entry.

The pool will open by Memorial Day with a pool attendant on weekends and holidays. The Friends of the Pool Committee needs volunteers to check the chemical levels each weekday. Please contact Paul Spindel or Monica Teuscher if you are interested in helping.

The organic garden is continuing and several homeowners have expressed interest in working on it.

The Board discussed and approved the City of New Rochelle Refuse Collection Agreement .

The Annual Meeting will be held at Bonnie Briar Country Club on Weaver Street, on June 10, 2014, at 7:30. Homeowners are encouraged to run for election to the Board; those homeowners interested in running for election should contact Tom Pallman.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 8:00 pm.

The next Board meeting will be held at 7:00 at Bonnie Briar Country Club prior to the Annual Meeting.
