MINUTES OF A MEETING

OF THE

BOARD OF DIRECTORS BROOKRIDGE HOA, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (“HOA”) was held on November 15, 2016 at the home of Barbara Schiff. Present at the meeting were: Carole Princer Levy, Paul Spindel, Barbara Schiff and Jeff Adler - all of whom are Directors constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc.

Carole Princer Levy acted as Chair of the meeting. Jeff Adler acted as Secretary

. Call to order at 7:32 PM.

Minutes of the September meeting have been approved and posted.

Paul Spindel, Treasurer & Tom Pallman, reported on the budget as of October 31, 2016.

The operating account balance was $ 9,780.00

The capital reserve account was $367,808.00

Paul is presently projecting a slight cost over-run for 2016.

Arrears report:

(A). Unit # 6: This Unit is now $13,614.65 in arrears as of October 31, 2016. Wells Fargo Bank holds the mortgage on this property but has not scheduled a foreclosure action, The Board sued the Deverieux girls living in the unit, but was unsuccessful in that action.

(B). Unit # 16: The Board won a small claims judgment ($2,925) from the current owner (Louis Zazzarino) of the Unit. This brought the Unit current as of May31. Citicorp has scheduled a foreclosure sale on December 2nd. The Board intends to institute a second action to recover arrears from June 1 through the transfer of ownership against Mr. Zazzarino at the conclusion of the foreclosure auction.

The Board next discussed insurance renewal from Mackoul & Associates Insurance. Paul was able to reduce our rate for 2017 to $5,866.00 from 2016’s rate of $6,981.00

The Board also discussed:

(1). Various landscaping issues with Ron Vitti: These included repairing the brick at the front gate, exploring changing the sprinkler system and looking into changing the type of grass behind our units as well as dealing with wet lawns in 2 homeowner properties.

(2). Suez Water Co. charges “Gated Communities” (including Brookridge HOA) $2,200.00 more per fire hydrant than they charge the City of New Rochelle. The Board voted last meeting on a proposal to join the other Gated communities to withhold paying the charges on the 3 hydrants Brookridge HOA. This action will begin in December if no resolution to this inequity can be reached.

(3). A proposal was received from Crystal Clean (866-837-2662) to inspect and clean dryer vents for interested individual homeowners. This service will cost $95 and is scheduled for Friday Dec. 2 & Saturday Dec.3. Cleaning vents is important to keep dryers running longer and preventing fires! Contact Tom Pallman at Stillman Management if you want your vent cleaned

New Business:

(1) The Board is still exploring obtaining a group rate for insurance of the pipes underground our complex.

(2) The Board investigated (as a Capital Improvement) the pros and cons of installing a Jungle Gym on our property. The sense of the Board was this was not a good idea due to increased liability.

(3) If remote “clickers” are needed for the Front Gate please contact Tom Pallman and he will put you in contact with Eastco

(4) The next meeting of the Board will be December 12th at 7:00PM.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 8:45 PM.
