Minutes of the HOA Board of Directors Meeting February 8, 2010

Present: Carole Princer Levy, Carolyn Levy, Barbara Moran, Paul Spindel, Herb Meyers. Also present: Tom Pallman of Stillman Management.

The meeting was held at the home of Carolyn Levy. Board President Carole Pincer Levy called the meeting to order at 7:30 PM. The following issues were discussed.

Minutes: The Minutes of the Board of Directors meeting of January 11, 2010, were approved unanimously. The minutes of this meeting were mailed to homeowners and are also available on the Brookridge HOA website (see above).

Budget: The HOA budget and financial report were reviewed. The closing capital account for January was $171,658,62. The operative account was $17,231.38. Cash flow may be affected by $9.000.00 for clean-up work that was required around the entrance and throughout the property, as well as $3,000.00 for legal expense in connection with maintenance charges and arrears.

The Board of Directors is actively in the process of recovering maintenance fees from one homeowner who is in arrears.

Maintenance: Several gate repairs were completed. In the interest of improving the gate operation, Stillman Management is exploring alternatives to the current gate installation. Maintenance of several trees around the property will be addressed.

The use of inserts in roof gutters that will absorb rainwater is being explored in order to save the cost of the current annual leaf removal. Trial installations at one outside and one inside unit are planned. If successful, inserts will be installed at all units without cost to homeowners.

FiOS is now available and has had mixed review. While installation of FiOS has been smooth for some owners, installation and transmission issues have been experienced by

others. It is suggested that Homeowners who are considering the installation of FiOS should discuss potential installation issues with Verizon representatives prior to installation.

Welcome to recent new homeowners Haillel Aboudi (Unit #33), Paul Roberts (Unit #40) and Mr. and Mrs. Enrique Teuscher (Unit #43).

Notice: Homeowners are requested to slow down around the gate area when entering and leaving Brookridge to avoid accidents. A few “close calls” have been reported.

The meeting was adjourned at 9:40 PM. The next Board of Directors meeting is scheduled for Tuesday March 9, at the home of President Carole Princer Levy, Unit #54.
