MINUTES OF A REGULAR MEETING
OF
THE BOARD OF DIRECTORS
OF
BROOK RIDGE HOMEOWNERS ASSOCIATION, INC.
A Regular Meeting of the Board of Directors of Brook Ridge Homeowners Association, Inc. (the “HOA”) was held on Thursday, April 12, 2012 at 7:30 p.m. at the home of Enrique Teuscher.
There were present at the meeting: Carole Princer Levy, Carolyn Levy, Paul Spindel, Enrique Teuscher and Ted Waksman, constituting all of the directors of the HOA and, therefore, a quorum. Also present was Tom Pallman of Stillman Management, Inc.
Carole Princer Levy acted as Chair of the meeting and Ted Waksman acted as Secretary thereof.
Ralph and Barbara Binder joined the meeting to request the Board’s approval for work they want to do on their deck, including an expansion of their atrium. The Board approved the work, and the Binders then left the meeting.
Mr. Spindel gave a financial report and update on the 2012 results and projected 2012 budget. March results were on budget. Barring any unexpected charges the Operating Account and Capital Account balances are on budget. As of March 30, 2012 the balances of the Operating Account and Capital Account are $25,600 and $195,430, respectively. He also reported that the work on the pool is approximately 95% completed and will be finished shortly.
The Board then discussed the two engineer reports it received concerning the condition of the siding of the units. Based on those reports the Board unanimously determined that re-siding is not necessary, and the units should be painted and repaired in accordance with the recommendations of the reports. Work on this project shall be performed in two phases. The first will include the lower five “quads” (20 homes) and the gazebo and the second phase will include the upper six “quads” (24 homes). Painting will include siding, soffits, gutters and downspouts, window frames and sills, entry doors and overhead doors. The two phases may be done in successive years with the first phase commencing in the fall and the second phase in the following spring. Deck and railings are optional and at the individual homeowner’s expense. Homeowners who wish to have all or part of their siding replaced are encouraged to either have their own contractor perform this work prior to the commencement of painting or let the painting contractor do the replacement work. Homeowners will be advised by the painting contractor as to any siding replacement being recommended. Homeowners will be responsible for the cost of any such siding replacement on their homes. If any homeowner would like a copy of the engineer reports they should contact Tom Pallman at Stillman Management.
After giving effect to the cost of the painting project, the HOA’s capital account will be depleted. The Board discussed the need to increase the monthly maintenance charges to replenish the capital amount, Such increase will also be necessary to cover the incremental costs of painting due to the recommended additional repair work to be done and as a result of the continuing failure of the owner of unit 16 to pay monthly maintenance charges. An increase will probably be required later in the year.
Volunteers are still needed to assist in measuring the chemical levels in the pool. Anyone willing to do this should contact Paul Spindel. Enrique and Monica Teuscher, Paul Spindel, Lois and Ted Waksman and Bill Kapner have already volunteered.
The Board has scheduled the Annual Meeting of Homeowners for Wednesday, June 6, 2012 at 7:30 at Bonnie Briar Country Club. Two members of the Board of Directors will be elected at the meeting. Anyone who wishes to run for the Board should contact Tom Pallman. The Board also scheduled the annual pool party for Saturday, July 14, 2012. Volunteers are needed to arrange and coordinate the party. Anyone willing to do this should contact Tom Pallman.
The next Board meeting is scheduled for May 8, 2012 at 7:30 p.m. at the home of Ted Waksman.
There being no further business to come before the meeting, upon motion duly made, seconded and unanimously carried, the meeting was adjourned.
