MINUTES OF A MEETING

OF

THE BOARD OF DIRECTORS

OF

BROOKRIDGE HOMEOWNERS ASSOCIATION, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (the “HOA”) was held on November 12, 2013, at the home of Don Perl. Present at the meeting were: Carole Princer Levy, Ted Waksman, Barbara Schiff, and Don Perl, all of whom are Directors, constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc.

Ted Waksman acted as Chair of the meeting; Carole Princer Levy acted as Secretary.

Call to order at 7:35 p.m.

Minutes of the prior meeting have been approved and posted.

Don Perl, Treasurer, reported that we continue to be on budget. He reported that our balances as of 10-31-13 are as follows:

Operating Account- $44,549.53

Reserve Account - $99,681.26

The Board discussed two homeowners who continue to be in arrears on their maintenance payments and the status of our efforts to resolve the arrears.

  • The $150.00 monthly assessment imposed to pay for the painting which is scheduled to expire in June 2014, will end with the December charge. As of January 1, 2014, the monthly maintenance charge of $575.00 will resume.

  • The painting project is completed and both Certa-Pro and the Consultant have been paid.

  • The Board has changed its insurance covering officers and directors to a new company which has provided the same coverage at a lower premium.

  • McHale will commence pruning of the trees in the community on December 2, 2013.

  • The Board approved a proposal from Ron Vitti to improve the front entrance.

  • The pool has been closed for the winter.

  • Majestic will be cleaning the gutters next week as the weather permits.

  • Feb. 11, 2014 Unit# 8 (Barbara Schiff)

  • Apr. 8, 2014 Unit# 9 (Don Perl)

  • May 13, 2014 Unit# 45 (Ted Waksman)

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 8:15 pm.
