Minutes of the HOA Board of Directors Meeting, February 14, 2011.

Present: Carole Princer Levy, Carolyn Levy, Paul Spindel, Enrique Teuscher, Herb Meyers and Tom Pallman of Stillman Management.
The meeting was held at the home of Paul Spindel. Board President Carole Princer Levy called the meeting to order at 7:00 PM. The following issues were discussed:
Minutes: The minutes of the Board of Directors meeting of January 20, 2011 were posted and unanimously approved.
Budget: The HOA budget and financial report were discussed. The closing accounts as of January 31, 2011, were as follows:
Cash account: $13,119.40
Capital account: $184,151.78
The January budget, unfortunately, did not anticipate the extraordinary amount of snowfall during December and January and the cost of removal. And in addition the continuing collection problem with one Homeowner resulted in an overrun of about $10.000. To make up this amount , the Board has taken the following measures under consideration:
· - Defer some of the tree pruning and landscaping originally scheduled for this year.
· -- Eliminate the Lifeguard this summer.
· -- Reduce the shortfall through a drawdown from capital funds.
· -- A small assessment in April this year.
The Board is continuing to address the collection problem with one Homeowner and welcomes any feedback regarding the options outlined above..

The next Board meeting is scheduled for Tuesday March 29th at the home of Carolyn Levy, Unit #4.
