MINUTES OF A REGULAR MEETING
OF
THE BOARD OF DIRECTORS
OF
BROOK RIDGE HOMEOWNERS ASSOCIATION, INC.
A meeting of the Board of Directors of the Brookridge Homeowners Association, Inc ("HOA") was held on July 16, 2013, at the home of Ted Waksman.
Present at the meeting were Ted Waksman, Paul Spindel, Don Perl, Carole Princer Levy (by teleconference) , and Barbara Schiff , all Directors of the HOA, thus, constituting a quorum. Tom Pallman of Stillman Management, Inc was also present. Ted Waksman acted as Chair of the meeting and Carole Princer Levy acted as Secretary.
Call To Order at 7:35.
Minutes of the prior meeting have been approved and posted.
The Board discussed the two homeowners who are in arrears. One is expected to be current this month; the other, unit #16, is still a problem, and we have renewed our efforts in this matter.
Don Pearl reported that we are on budget, except for legal expenses due to our vigorous efforts to resolve unit #16 arrears. He reported that the balances in our accounts are as follows:
Operating Account - $38,406.00 as of 6-30-13
Reserve Account- $148,986.00 as of 6-30-13.
Management reported that resident homeowner cars were parked in guest parking spaces instead of in the homeowner's driveway or garage. This is particularly a problem in the lower circle because CertaPro’s equipment is in several of the guest parking spaces. Homeowners are reminded that using the guest parking spaces for more than 5 days in a month will result in a charge of $125 for the month and continued use is a further violation and subject to additional charges. Further, a grill was left at the gazebo for trash pick-up. Homeowners are reminded that trash is to be put in front of their units to be picked up on the appropriate day.
It was reported that the painting/staining project is moving along, although delayed by the unusually hot weather. The lower circle is completed. Homeowners are reminded that they should contact Tom Pallman at Stillman Management to report items for a punch list that will go to CertaPro for attention before final payment. Stillman will send a letter to all homeowners advising them to report all unsatisfactory items.
CertaPro has advised the Board that the Gazebo is in disrepair. The Board is investigating whether or not to replace it rather than repair it.
The Board discussed proposals from McHale and Ron Vitti concerning tree maintenance. Barbara Schiff will investigate and clarify certain items and report at the next Board meeting.
Our insurance company has denied a claim by the HOA to correct a drainage issue in the lower circle and a claim by a homeowner for damage to his property. The Board discussed the present situation as well as past drainage issues in the community that were resolved by the individual homeowners.
A homeowner has requested permission to erect a fence around the organic garden (at her expense) so that animals will be unable to eat the produce. The Board is investigating the specifications submitted before considering whether to authorize the fence.
There being no further business to come before the Board, upon motion duly made, seconded, and unanimously carried, the meeting was adjourned at 8:39 pm.
The next meeting will be held on August 13 at the home of Carole Princer Levy - unit #54 at 7:30 pm
