A meeting of the Board of Directors of Brook Ridge Homeowners Association, Inc. (“HOA”) was held on March 29, 2016 at the home of Barbara Schiff. Present at the meeting were: Paul Spindel, Barbara Schiff, Monica Teuscher and Jeff Adler - all of whom are Directors constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc.

Paul Spindel acted as Chair of the meeting. Jeff Adler acted as Secretary.

Call to order at 7:35 p.m.

Minutes of the February meeting have been approved and posted.

Paul Spindel, Treasurer & Tom Pallman, reported on the budget:

As of February 29, 2016

The checking account was $1,828.00

The reserve account was $312,445.00

Paul is projecting an $12,115.00 over-budget for 2016. The overage is due to: Units 6 & 16 not paying Common Charges, increased water charges from 2015 and the excessive cost of the record January snowfall. The Board then discussed efforts to reduce the overrun.

As of March 29, 2016 Unit #6 is now $8,299.65 in arrears. Wells Fargo Bank has foreclosed on this property and claims it will soon be sold at auction. Unit #16 is now $2,415.00 in arrears. Citibank has foreclosed on this property (as well) and it will also be sold at auction, The Board started a legal action against the owner of this property.

The Board reserved the social hall at the Scarsdale JCC (999 Wilmot Road) on Wednesday, June 15, 2016 (7:30 to 9 PM) for the purpose of holding our annual meeting.

Tom presented Top Gun Seal Coating’s plan for the roadways of Brook Ridge. Initial work is scheduled to begin on April 18 with filling in cracks in the roadway. Sealing the roadway will begin in May (once we the Board coordinates our ability to park cars on Quaker Ridge Road with the New Rochelle Police). Individual homeowners who wish to have driveway work done by Top Gun will receive a letter from Stillman with contact information.

The Board also discussed:

(1). The Pool opening for Homeowners in May.

(2). Ron Vitti's contract for sprinkler maintenance. Sprinklers will be opened and inspected in.

(3). 2016 contract with JP McHale Tree Pruning. McHale's work will be limited to spraying the trees and selective pruning

(4).CertaPro is scheduled to start "touch-up" painting at Brookridge at the end of May. Homeowners who need work on their units should contact Tom Pallman at Stillman.

The Board extends condolences to Steve Berkowitz & his family on the recent passing of his Mother

The Board is exploring a change to the Bylaws that will require a new homeowner to pay an initiation fee when joining the community. This proposal help defray the collection costs in cases of nonpayment of common charges and would be refunded when the homeowner sells his/her unit. The proposal will be presented to the HOA at the Annual meeting.

The next meeting of the Board will take place 7:30 PM on Tuesday April 19, 2016 at Carol Princer Levy’s home Unit #54.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 8:35 PM.
