MINUTES OF A MEETING

OF

THE BOARD OF DIRECTORS

OF

BROOKRIDGE HOMEOWNERS ASSOCIATION, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (the “HOA”) was held on November 11, 2014, at the home of Monica Teuscher. Present at the meeting were: Carole Princer Levy, Ted Waksman, Paul Spindel, Barbara Schiff, and Monica Teuscher , all of whom are Directors, constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc.

Ted Waksman acted as Chair of the meeting; Carole Princer Levy acted as Secretary.

Call to order at 7:15 p.m.

Minutes of the prior meeting have been approved and posted.

The owners of Unit # 35 attended the meeting to discuss water problems they thought were possibly caused by grading and drainage. Water problems are basically individual issues and the Board suggested remedies that other unit owners have found successful.

Paul Spindel, Treasurer, reported that we continue to be over budget. Although tree maintenance will decrease next year, the other costs are expected to stay approximately the same. The budget for next year will reflect costs incurred in 2014. He reported that our balances are as follows:

Operating Account- $ 10,574 as of November 1, 2014;

Reserve Account - $203,097 as of November 1, 2014.

The Board discussed two Homeowners who continue to be in arrears on their maintenance payments and the status of our efforts to resolve the arrears, including a sheriff’s sale of Unit #16.

The Board also discussed the following items:

1. reprogramming the intercom at the gate to match the unit numbers will take place shortly and will only affect visitors who call a homeowner from the gate intercom. Homeowners are reminded that if you receive a call from the gate intercom, pressing # 9 on your phone keypad will open the gate and let the visitor into the complex;

2. repainting the tennis court will take place in the Spring; Homeowners are reminded that the new gate to the tennis court will have a lock.

3. new sprinklers and replanting of the shrubbery in both upper and lower circles previously authorized by the Board will commence with Ron Vitti removing the old bushes and replanting them around the Community; new bushes will be planted in the Spring.

4. Tom is working on obtaining estimates for checking to see if units have bats and doing preventive work.

5. a letter will be sent to homeowners with estimates for an electric coil in the gutters and leaders above the garage.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 8:15 pm.
