MINUTES OF A MEETING

OF

THE BOARD OF DIRECTORS

OF

BROOKRIDGE HOMEOWNERS ASSOCIATION, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (the “HOA”) was held on December 10, 2013, at the home of Ted Waksman. Present at the meeting were: Carole Princer Levy, Ted Waksman, Paul Spindel, Barbara Schiff, and Don Perl, all of whom are Directors, constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc.

Ted Waksman acted as Chair of the meeting; Carole Princer Levy acted as Secretary.

Call to order at 7:40 p.m.

Minutes of the prior meeting have been approved and posted.

Don Perl, Treasurer, reported that we continue to be on budget. He reported that our balances as of November 30, 2013 are as follows:

Operating Account- $ 27,478

Reserve Account - $103,573

The Board discussed two Homeowners who continue to be in arrears on their maintenance payments and the status of our efforts to resolve the arrears.

The Board would like to remind all Homeowners that as of January 1, 2014, the monthly maintenance charge of $575.00 will resume; the monthly assessment imposed to pay for the painting will end ahead of schedule.

McHale has completed the first phase of the tree pruning; he intends to complete the tree pruning in January 2014.

Ron Vitti has installed Belgium blocks around the entry. Further work will be done in the Spring.

Unit #10 has been sold. The Board granted permission to hold a garage sale Friday and Saturday, December 13 and 14, 2013.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 8:15 pm.
