MINUTES OF A MEETING

THE BOARD OF DIRECTORS

OF

BROOKRIDGE HOMEOWNERS ASSOCIATION, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (the “HOA”) was held on August 13, 2013, at the home of Carole Princer Levy. Present at the meeting were: Carole Princer Levy, Ted Waksman, Paul Spindel, Barbara Schiff, and Don Perl, all of whom are Directors, constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc.

Ted Waksman acted as Chair of the meeting; Carole Princer Levy acted as Secretary.

Call to order at 7:30 p.m.

Minutes of the prior meeting have been approved and posted.

Don Perl, Treasurer, reported that we continue to be on budget, except for the legal fees attributed to Unit #16. He reported that our balances are as follows:

Operating Account- $44,576.50 as of 7-31-13

Reserve Account - $149,093.42 as of 7-31-13

The Board discussed two homeowners who continue to be in arrears on their maintenance payments and the status of our efforts to resolve the arrears.

The Board discussed the estimates and descriptions of tree pruning to be done from J.P. McHale and the estimate from Ron Vitti for drain work throughout the Community.

The staining and painting project is continuing. The Board discussed the remaining work and the responses from homeowners in the lower circle for items to be included in our “punch” list. Homeowners are reminded to complete the forms for items to be included and submit them to Tom. Failure to do so will result in their units being considered satisfactory.

The Board received correspondence concerning the insurance claims submitted for water damage to certain units. The claims were denied; our insurance does not cover individual homeowner units.

Two cars continue to be parked on a regular basis in the guest parking spaces in spite of the notice to the Community requesting that the cars not be parked there. Tom will send a letter to the Community describing the cars and the license plates so that we may take further action. There is a fee of $125 per month for cars that are parked in guest parking areas without Board approval.

The Board discussed the proposal from a homeowner to erect a fence around the organic garden behind the pool and tennis court so that the animals are unable to eat the produce. The Board reviewed the pictures of the proposed fence and authorized the fence which will be at the expense of the homeowner and at no cost to the HOA.

There being no further business before the Board, on motion duly made, seconded, and unanimously carried, the meeting was adjourned at 8:42.

The next meeting will be held on September 10, at the home of Barbara Schiff, Unit #8 at 7:30 pm.
